What do I need to get pre-approved for a mortgage in Missouri or Kansas?

To get pre-approved for a mortgage in Missouri or Kansas you need two recent pay stubs, two years of W-2s, two months of bank statements, a photo ID, a target monthly payment, and a licensed loan officer who will put the approval in writing. The first conversation does not require a credit pull, and a written Loan Estimate must follow within 3 business days of a full application. Everything below is the same material Zach walks his own clients through on that first call, and it works with any lender.

Direct answer: a Missouri or Kansas pre-approval needs six things for a W-2 borrower: two recent pay stubs, two years of W-2s, two months of bank statements, a photo ID, a rough idea of your target payment, and a lender who will put it in writing. Self-employed borrowers swap the pay stubs for two years of tax returns or 12 to 24 months of business bank statements.

Three things people miss

  • Large deposits get questioned. Anything that isn't payroll in the last 60 days needs a paper trail. Move gift money early and keep the gift letter.
  • Don't pay off collections without asking first. Some programs don't require it, and paying one off can drop your score short-term.
  • The pre-approval letter should match the offer. Zach writes them to the price you're offering, not your maximum, so the seller doesn't know your ceiling.

Direct answer: FHA needs 3.5% down with a 580+ score and its mortgage insurance stays for the life of the loan at that down payment. Conventional starts at 3% down for first-time buyers and lets you cancel mortgage insurance at 80% loan-to-value. VA is 0% down with no monthly mortgage insurance for eligible service members and veterans. USDA is 0% down for eligible rural addresses, which covers more of Missouri and Kansas than most buyers expect.

Self-employed or 1099?

Two years of returns is the standard path. When write-offs make the returns look thin, a bank-statement loan qualifies on 12 to 24 months of deposits instead. Both get priced on the call.

Direct answer: "approved for" and "comfortable with" are two different numbers, and lenders only tell you the first one. Most programs cap total monthly debts (new house payment plus car, student loans and minimum card payments) at about 43% to 50% of gross income. Back into the payment you'd actually be fine with, then have a lender size the loan to that payment.
36% is conservative. 43% is the common benchmark. Some programs stretch to 50% with strong compensating factors.

Closing costs in Missouri and Kansas

Plan on roughly 2% to 4% of the price, and remember the seller can cover part of it (see the program table). Prepaids and escrow look different lender to lender but aren't a fee difference; compare the Loan Costs section only.

You don't have to spend all your savings

A lot of Mid-Missouri and Kansas City buyers put less down on purpose and keep an emergency fund. The number that matters is the payment, not the maximum you're approved for.

Direct answer: the only refinance math that matters is break-even: total closing costs divided by the monthly savings. Under 24 months and you plan to stay longer than that, it usually pencils. Over 60 months, it usually doesn't, no matter what the rate headline says.

Dropping PMI? Ask your servicer first.

On a conventional loan you can request cancellation at 80% loan-to-value with a new appraisal. That costs a few hundred dollars instead of a full refinance.

VA IRRRL and FHA Streamline

Reduced documentation and, in most cases, no new appraisal. If you already have a VA or FHA loan, price these before a full refinance.

Most buyers are quoted one structure and never see the alternatives. On a conventional file the tiers behave very differently: the mortgage insurance premium at 3% down is nothing like the premium at 15%, and credit score moves both the rate and the MI. On an FHA file the premium never goes away at minimum down. You should see all of it on one page before you pick.

In the Kansas City metro there is a second variable most lenders never raise. Kansas assesses residential property at 11.5% of appraised value and Missouri assesses at 19%, so the same list price produces a different escrow figure depending on which side of the state line you buy. Do I have to be buying in Missouri or Kansas?

The home has to be in Missouri or Kansas. Where you live today does not matter. Relocating from Texas into Olathe or from South Carolina into St. Louis works. Buying a lake house in Arkansas does not, and Zach will say so on the call rather than waste your time.

What documents do I need for a pre-approval?
