Lake of the Ozarks

Mid-Missouri

Ashland and most of southern Boone County, rural Callaway and Cole County outside Jefferson City, Fulton, and the small towns ringing Columbia. Columbia and Jefferson City proper do not qualify, but the commuter towns around them usually do.

Kansas City & St. Louis Edges

The metros themselves don't qualify, and neither do most of Lee's Summit, Raymore, or Belton anymore. But the outer ring often does: Kearney, Smithville, and rural Cass, Clay, and Platte County on the KC side; Warren, Lincoln, and rural Jefferson and Franklin County around St. Louis, including much of the Wentzville-to-Troy corridor's edges.

Southwest & Statewide

Yes. USDA guaranteed loans require no down payment for qualified
buyers purchasing an eligible primary residence. Closing costs still
apply, though they can often be covered by seller credits, gift funds,
or lender credit structures.
Is Lake of the Ozarks USDA eligible?
Almost all of it, yes. Camdenton, Laurie, Gravois Mills, Sunrise
Beach, and most of Camden, Morgan, and Miller counties sit in USDA
eligible territory. It's one of the few lake markets in America where
a primary-residence buyer can close with $0 down.
What is the USDA income limit in Missouri for 2026?
For most Missouri counties, total household income must be at or
under $122,800 for households of one to four people, or $162,100 for
five to eight, effective June 2026. Certain deductions can bring a
household under the limit, so being slightly over on paper doesn't
always mean ineligible.
Can I use a USDA loan near Columbia or Jefferson City?
Not inside the city limits, but yes all around them. Ashland,
southern Boone County, Fulton, and the commuter towns ringing both
cities are typically eligible, which is how many Mid-Missouri buyers
