What is a VA-backed home loan?
A VA-backed loan is made by a private lender and partially guaranteed by the U.S. Department of Veterans Affairs. The guaranty can allow an approved lender to offer eligible borrowers favorable financing features, but VA eligibility alone is not a loan approval. Income, credit, debts, assets, occupancy, appraisal and property condition still matter.

Who may qualify for a VA loan?
Potentially eligible borrowers include Veterans, active-duty service members, qualifying National Guard and Reserve members, and certain surviving spouses. VA confirms service eligibility through a Certificate of Eligibility, commonly called a COE. DreamLux can help retrieve an available COE, but the Department of Veterans Affairs makes the eligibility determination.

Neither structure wins automatically. An exempt Veteran may find VA especially compelling because the funding fee may be waived. A borrower making a substantial down payment may still want both VA and conventional options compared using the same price, taxes, insurance, rate assumptions and closing date.
VA entitlement and loan limits
Eligible borrowers with full entitlement do not have a VA-imposed loan limit. The borrower must still qualify for the payment, and the property’s appraised value must support the transaction. When entitlement is already tied to another VA loan or has not been fully restored, county conforming limits can affect the guaranty calculation and whether a down payment is needed.

VA funding fee and exemptions
The VA funding fee is a one-time charge that may be financed into the loan or paid at closing. For VA-backed purchase and construction loans, the percentage depends on first or subsequent use and down payment. Some borrowers—including certain Veterans receiving qualifying service-connected disability compensation and certain surviving spouses—may be exempt after VA confirms the status.

Property eligibility is not determined by the listing description alone. Appraisal, condition, legal use, access, utilities, safety and lender overlays can affect approval.
VA appraisal, reasonable value and the escape clause
A VA appraisal provides an opinion of reasonable value and evaluates whether the property meets applicable VA minimum property requirements. It is not a home inspection. Buyers should still consider an independent inspection. When the reasonable value is below the contract price, the VA escape clause may allow the buyer to renegotiate, proceed with an allowed difference, request reconsideration of value, or exit without forfeiting earnest money when the clause applies.

Missouri and Kansas VA Loan FAQs
Can I get a VA loan with no down payment in Missouri or Kansas?
Eligible borrowers may finance up to the allowable purchase price with no down payment when entitlement, appraisal, income, credit, property and lender requirements are satisfied. A down payment may still be needed when entitlement is reduced or the price exceeds the VA reasonable value.
Does the VA require a minimum credit score?
VA does not establish one universal minimum credit score, but individual lenders may apply their own credit standards. DreamLux can compare participating lender requirements for the same borrower profile.
Do VA loans require monthly mortgage insurance?
VA-backed loans do not require monthly private mortgage insurance. A one-time VA funding fee may apply unless the borrower qualifies for an exemption.
Can I use a VA loan more than once?
Yes. VA home loan benefits can be reused. Available entitlement and whether a prior VA loan remains outstanding affect the structure and any required down payment.
Can I have two VA loans at the same time?
Potentially. A borrower with remaining entitlement may be able to obtain another VA-backed loan, subject to occupancy, entitlement, loan-limit calculations and lender approval.
Can a surviving spouse qualify for a VA loan?
Certain surviving spouses may qualify after VA confirms eligibility and issues a Certificate of Eligibility. The facts of the service member’s death and the spouse’s status determine eligibility.
Can VA financing be used for a second home or rental property?
A VA purchase loan is intended for a home the eligible borrower will occupy as a primary residence. It is not a purchase program for a vacation home or a property acquired solely as a rental.
What happens if the VA appraisal is below the purchase price?
The borrower may renegotiate, request a reconsideration of value, pay an allowed difference, or use the VA escape clause when applicable. The final structure depends on the contract, appraisal and lender review.
