$13,432

The number in the video, and where it comes from

A 2024 Polygon Research study, supported by United Wholesale Mortgage, analyzed 2023 HMDA data and found VA borrowers who used an independent mortgage broker saved an average of $13,432 over the life of the loan compared with VA loans from non-bank retail lenders. It is an industry average, not a promise and not a DreamLux result. What it tells a Lee's Summit or Blue Springs buyer is worth acting on: compare more than one lender before you lock. Zach does that comparison for you across 280+ wholesale lenders.

Local guidance

Buying with a VA loan in Lee's Summit, Blue Springs and Raymore

Your VA benefit works the same anywhere in the metro. What changes from street to street is the cost of owning the home: the county on the tax bill, HOA dues, insurance and whether you're buying new construction. Those are the numbers worth nailing down before you write an offer.

Jackson & Cass County

Lee's Summit

Lee's Summit sits in two counties, so the county on the tax bill can change your escrow estimate. Use the parcel's actual tax amount when you compare homes.

Lee's Summit lending →
Jackson County

Blue Springs

Established neighborhoods and newer subdivisions along I-70. If the home has an HOA, VA counts the dues when it reviews your payment.

Blue Springs lending →
Cass County

Raymore

Plenty of newer construction. Buying from a builder? Confirm the builder is registered with VA and review the contract before you sign.

Raymore & Belton lending →
Jackson County

Grain Valley

East of Blue Springs on I-70, with many newer subdivisions. Ask for the HOA dues and the latest tax bill early.

What changes a VA payment from one KC suburb to the next

  • Property taxes: set by the county. Jackson and Cass counties bill separately, and Kansas-side homes carry their own county taxes.
  • HOA dues: common in newer subdivisions, and VA counts them in your qualifying payment.
  • Homeowners insurance: quotes vary with roof age, construction and coverage. Get one before you settle on a payment.
  • New construction: needs a VA-registered builder, and some homes need inspections or a builder warranty.
  • Condos and townhomes: the project must be VA-approved, or approvable before closing.
  • Missouri or Kansas side: taxes, insurance and closing costs can differ, so compare homes on both sides with the same assumptions.

Kansas City VA Home Loans, Answered

Can I buy in Lee's Summit, Blue Springs or Raymore with no down payment on a VA loan?

Yes, if you have full VA entitlement and the home, your income and your credit qualify. VA does not set a loan limit for borrowers with full entitlement, so the price you can buy at comes down to your payment, your debts and the appraisal. You will still need cash for earnest money, inspections and closing costs unless the seller covers them.

How do property taxes and HOA dues affect a VA payment in Jackson and Cass County?

Both go into your monthly housing cost and into VA's review of your debt-to-income ratio and residual income. Lee's Summit spans both counties, so pull the parcel's actual tax bill instead of estimating, and get the HOA dues in writing. Add both to the planner on this page for a fuller payment.

Can I use a VA loan on new construction in Raymore or Lee's Summit?

Yes. The builder needs to be registered with VA, and depending on the home, VA may require inspections during construction or a builder warranty. Talk with Zach before you sign the builder's purchase agreement so the contract, timeline and appraisal line up with VA rules.

Why compare VA loans through an independent mortgage broker?

Rates, fees and credits differ from lender to lender on the same VA loan. A 2024 Polygon Research study supported by United Wholesale Mortgage found VA borrowers who used independent brokers saved an average of $13,432 over the life of the loan compared with non-bank retail lenders. Individual results vary. Zach compares VA options across 280+ wholesale lenders so you can see them side by side.
