Linn, Loose Creek, and Osage County, MO Mortgage Lender: USDA Zero-Down Home Loans East of Jefferson City
Osage County is the east side of the Jefferson City commute: Loose Creek fifteen minutes out on Highway 50, Westphalia on Highway 63, Linn at the county seat with State Technical College of Missouri setting enrollment records every fall, and Freeburg, Chamois, and Meta beyond them. The whole county sits inside USDA’s eligible area, the median effective property tax rate is about 0.91 percent, and a household under $122,800 buys here with nothing down. When Osage County inventory runs out, Owensville in Gasconade County is the nearest town with real sales volume, and it is USDA eligible too. DreamLux Home Loans is a Mid-Missouri mortgage broker with 280+ wholesale lenders, and we close Osage County USDA files, State Tech faculty relocations, and Highway 50 commuter purchases every month.

Does Osage County, Missouri qualify for USDA zero-down home loans? Yes, all of it. Linn (ZIP 65051), Loose Creek (65054), Westphalia (65085), Freeburg (65035), Chamois (65024), Meta (65058), and every rural Osage County address are inside USDA's eligible area. Owensville (65066) and the rest of Gasconade County are eligible as well. The 2026 income limit is $122,800 for households of one to four people and $162,100 for five to eight, counted on the whole household after a $480 deduction per dependent and documented childcare. USDA charges a 1 percent upfront guarantee fee financed into the loan and a 0.35 percent annual fee, lower than FHA mortgage insurance. On Linn's $270,000 median, that is $0 down against $9,450 on FHA. Buyers over the limit use conventional 3 to 5 percent down, FHA 3.5 percent, or VA $0 down.
Why do Jefferson City buyers head east on Highway 50 and Highway 63?
Three reasons. The commute is short: Loose Creek is 15 miles and about 18 minutes from Jefferson City, Westphalia 16 miles on Highway 63, Linn 22 miles. The tax bill is low: Osage County's median effective rate is about 0.91 percent, against 1.13 percent in Cole County. And the jobs are growing in Linn. State Technical College of Missouri posted a fall 2026 enrollment of 2,483, its tenth straight record, with roughly 400,000 square feet of new and renovated academic space, a 99 percent job placement rate, and a president who says the campus and the enrollment both doubled in a decade. Faculty, staff, and graduates who stay need houses, and Linn does not have many for sale.
That is the catch. Redfin recorded two Linn sales in the three months ending June 2026 at a $270,000 median, and four countywide in June at $306,635. Buyers who want a finished house often widen the search to Loose Creek, Westphalia, and Freeburg, or east to Owensville, where 22 homes closed in August 2026 at a $204,864 median. Buyers who want to stay in Linn often build: acreage with a septic system and a well, a construction-to-permanent loan, and USDA or conventional at completion.
Which Osage County buyers get the most from a wholesale broker?
Jefferson City commuters in Loose Creek and Westphalia
A state salary and a Loose Creek address means USDA at $0 down with seller credits up to 6 percent, or conventional 5 percent down for households over the limit. MHDC First Place adds 4 percent forgivable assistance under Osage County's Jefferson City metro limits of $105,500 (one or two people) and $121,325 (three or more).
State Tech faculty, staff, and graduates
A new hire at State Tech with a signed contract can close before the first paycheck with the right lender, and a graduate in a trade with a two-year history of hourly and overtime pay qualifies on the average. We pick the lender whose income rules fit the offer letter or the pay stubs.
Acreage, hobby-farm, and build-on-a-lot buyers
Osage County is where Mid-Missouri buyers get 10 to 80 acres, a shop, and a view of the Gasconade or Osage River. Above the USDA income limit or with a commercial-grade shop, the file moves to conventional acreage lending, a construction-to-permanent loan, or a portfolio lender. We choose the appraiser who works Osage County comps.
Which loan program fits which Osage County town?
Six towns and one neighbor to the east. This is how the files usually sort.
| Town | What it is | Program that usually wins | Local note |
|---|---|---|---|
| Linn (65051) | County seat, about 1,440 people, State Tech campus, Highway 50 | USDA $0 down; construction loans on lots | Osage County R-II schools, St. George parish school; median $270,000 (3 months to June 2026, two sales) |
| Loose Creek (65054) | Unincorporated, 15 miles east of Jefferson City on Highway 50 | USDA $0 down; conventional for commuters over the limit | Closest Osage County address to the Capitol; Immaculate Conception parish |
| Westphalia (65085) | Town of about 380 on Highway 63, 16 miles from Jefferson City | USDA $0 down | Osage County R-III (Fatima) schools; Maries River frontage; recent sales from $265,000 to $900,000 |
| Freeburg (65035) | Town of about 410 on Highway 63, 27 miles from Jefferson City | USDA $0 down | Osage County R-III (Fatima); acreage toward Vienna |
| Chamois (65024) and Meta (65058) | River-valley and Sugar Creek villages | USDA $0 down | Osage County R-I (Chamois) and R-III; wells and septic typical |
| Owensville (65066, Gasconade County) | Town of about 2,760 on Highway 28, the nearest high-volume market | USDA $0 down; FHA for lower credit | Gasconade County R-II; 22 sales in August 2026 at a $204,864 median; MHDC limits $97,100 and $111,665 |
What is different about a mortgage in Linn, Loose Creek, or Westphalia?
Every address passes the USDA map
Nothing in Osage or Gasconade County is inside an urbanized boundary. The address check is a formality; the household income check against $122,800 is the real gate. We run it before the application, and we run FHA and conventional on the same letter for households over the line.
MHDC uses the Jefferson City metro row here
Osage County is in the Jefferson City metro row for MHDC First Place, so its 2026 limits are $105,500 for one or two people and $121,325 for three or more, higher than the $97,100 and $111,665 that apply in Gasconade County. The 4 percent assistance stacks with USDA, FHA, or conventional up to a $566,354 price.
Well, septic, and outbuildings
Outside the small municipal systems, private wells and septic are the norm. USDA and FHA require a water test and a septic inspection; conventional usually does not. A commercial-grade shop, income-producing farmland, or a second dwelling moves a USDA file to conventional or a portfolio lender.
Building because nothing is listed
With two or three Linn sales a quarter, many State Tech households build. A construction-to-permanent loan closes once, funds the build in draws, and converts to USDA (with a lender that offers USDA single-close), conventional, or VA at completion. Lot equity counts toward the down payment; the septic design goes in the budget.
Property taxes
Missouri assesses residential property at 19 percent of market value. Osage County's median effective rate is about 0.91 percent and its median bill about $866, among the lower figures in Mid-Missouri. The county reassesses in odd-numbered years; 2027 is next. Gasconade County runs about 1.19 percent.
Loan limits for 2026
Conforming: $832,750. FHA in Osage and Gasconade counties: $541,287. USDA has no loan limit. River-view custom homes above the conforming limit use jumbo or a jumbo construction loan.

Linn, Loose Creek, and Osage County mortgage questions
Is Linn, MO eligible for USDA loans?
Yes. Linn has about 1,440 people and all of Osage County sits inside USDA's eligible area, as does Gasconade County to the east. The income limit is the gate: $122,800 for households of one to four and $162,100 for five to eight in 2026.
What is the median home price in Linn and Osage County?
Redfin recorded a Linn median of $270,000 on two sales in the three months ending June 2026 and an Osage County median of $306,635 on four sales in June. Those are very small samples. Owensville, the nearest town with volume, had 22 sales in August 2026 at a $204,864 median.
Which town near Linn and Loose Creek has the most homes for sale?
Jefferson City, by a wide margin, and among small towns, Owensville in Gasconade County: 22 closings in August 2026 against two or three a quarter in Linn. Owensville is 52 miles from Jefferson City, USDA eligible, and its MHDC limits are the lower county row. Holts Summit and Wardsville are the other high-volume options on the Jefferson City side.
Can I close on a house before my State Tech job starts?
Often, yes. Several lenders accept a signed offer letter with a start date within 60 to 90 days of closing and enough reserves to cover the gap, and some allow the first paycheck to be verified after closing. We place the file with one of those lenders and document the contract, the start date, and the reserves up front.
How much do I need to close on a $270,000 house with USDA?
Often only the earnest money and appraisal fee. USDA allows $0 down, the 1 percent guarantee fee ($2,700) rolls into the loan, and the seller can credit up to 6 percent of the price toward closing costs and prepaids. MHDC First Place can add 4 percent of the loan amount as a forgivable second for eligible first-time buyers.
Can I use USDA to build on a lot in Osage County?
Yes, through a lender that offers USDA single-close construction, or by using a conventional construction loan and converting to USDA at completion when the household still qualifies. Lot equity counts toward the down payment, and the septic design and well go in the budget. We compare both paths on the same file.
Is there down payment assistance for Osage County buyers?
MHDC First Place adds a 4 percent forgivable second for first-time buyers under $105,500 (one or two people) or $121,325 (three or more) in Osage County, which is in the Jefferson City metro row, with a $566,354 price cap. Gasconade County buyers use the lower $97,100 and $111,665 limits. It stacks with USDA, FHA, or conventional.
How long does a USDA closing take in Linn or Loose Creek?
Thirty-five to forty days when the file is submitted complete. The extra step is USDA Rural Development's review after the lender approves, which we sequence to start the same day. Well and septic tests are ordered with the appraisal so they do not add time.

Written by Zach Brown
Osage County is where I send Jefferson City buyers who want land and a low tax bill within a twenty-minute drive of the Capitol, and Linn is where I send the ones who want to build. I built DreamLux in Columbia over two years as a wholesale broker with 280+ lenders, soft-pull pre-approvals, and a free loan estimate audit for anyone holding a bank or builder quote.
Before mortgages I spent about a decade in exercise physiology and sports nutrition. Measuring first and then prescribing is a habit that carried over.
