St. Martins, Lohman & Russellville, MO Mortgage Lender: West Cole County Home Loans Along Highway 50

Ten minutes west of the Capitol, St. Martins, Lohman, and Russellville are where Jefferson City buyers go for a Cole County R-I or St. Martin school address, a real yard, and a price that still makes sense on a state salary. The loan question is different in each town. Most of St. Martins sits inside Jefferson City’s urbanized boundary, so USDA rarely applies there, while Lohman, Russellville, and the farmland between them are USDA eligible at $0 down. DreamLux Home Loans is a Mid-Missouri mortgage broker with 280+ wholesale lenders, and we check the parcel before we quote the program.

Quick answer

Can I get a USDA zero-down loan in St. Martins, Lohman, or Russellville, Missouri? It depends on which side of the line the house sits. Lohman (ZIP 65053) and Russellville (ZIP 65074) are small towns well outside the Jefferson City urban area, and their addresses are USDA eligible at $0 down for households under the Cole County income limit of $122,800 for one to four people. St. Martins (ZIP 65109) sits on the west edge of Jefferson City, and only about one in ten listings there falls inside the eligible zone, usually the acreage west and south of town. Buyers who miss USDA use conventional 3 to 5 percent down, FHA 3.5 percent, or VA $0 down. DreamLux prices all of them across 280+ lenders from an office thirty minutes up Highway 63 in Columbia.

The west side of Cole County

Why do Jefferson City buyers move west on Highway 50?

Price per foot and the school. St. Martins carries a Jefferson City Public Schools address and St. Martin Catholic School, with a median sale price of $370,000 over the three months ending June 2026 on nine closings, up sharply from a year earlier because the newer subdivisions off Route T and Business 50 are where the four-bedroom houses are. Lohman and Russellville, both in the Cole County R-I district, run far lower: Russellville's median was $206,000 in August 2026 on three sales, and the ranch houses and acreage around Route C and Route D are where a two-income household under the USDA limit buys with nothing down.

Cole County reassesses in odd years, and the 2027 cycle will be the first after the State Tax Commission ordered values raised toward market. Expect the assessed value, and the escrow payment built on it, to move up on any house you buy out here in 2026. We build the payment estimate on the likely 2027 figure, not the seller's last bill.

Share of St. Martins listings that sit inside a USDA-eligible zone (7 of 68 recent listings). Lohman, Russellville, and rural west Cole County are almost entirely eligible. Cole County as a whole is about 83 percent eligible by land area. We verify the exact parcel on the USDA map before you write an offer.
Who buys here

Which west Cole County buyers get the most from a wholesale broker?

1

State employees and Capitol-area commuters

St. Martins is eight minutes from the Capitol complex. A state salary, a spouse working at Capital Region or SSM St. Mary's, and a $370,000 house means conventional 5 percent down or FHA 3.5 percent with a lender that prices well at 700 to 740 credit. Missouri state employees also qualify for MHDC First Place at 4 percent forgivable assistance when household income is under $105,500 for one or two people ($121,325 for three or more) in Cole County.

2

USDA buyers in Lohman and Russellville

Under $122,800 in household income (one to four people), a Russellville or Lohman address closes at $0 down with a 1 percent guarantee fee financed into the loan and a 0.35 percent annual fee, lower than FHA mortgage insurance. Seller credits up to 6 percent cover closing costs, so many first-time buyers bring only earnest money and the appraisal fee.

3

Acreage and custom-build buyers

Route C, Route D, and the Moreau River bottoms carry 5 to 40 acre tracts with wells, septic, and shops. Above the USDA income limit or with a large outbuilding, the file moves to conventional acreage lending, a construction-to-permanent loan, or a portfolio lender. We choose the appraiser who works rural Cole County comps, not one who only knows Jefferson City subdivisions.

West Cole County specifics

What is different about a mortgage in St. Martins, Lohman, or Russellville?

The USDA line runs through St. Martins

USDA's ineligible area follows Jefferson City's urbanized boundary, and St. Martins is inside most of it. A house on Route T west of town can be eligible while one three blocks east is not. We pull the parcel on the USDA map before the pre-approval letter goes out, so the program on the letter is the program that closes.

Income limit is the state standard

The Jefferson City area uses Missouri's standard USDA income limit, $122,800 for one to four people and $162,100 for five to eight in 2026. Boone County's limit is higher because Columbia is its own metro area. If your household is between those two figures, an Ashland or southern Boone address qualifies where a Russellville one does not.

Cole County's 2027 reassessment

The State Tax Commission found Cole County assessments well below market and ordered a 5 percent blanket increase on about half the county in 2025. A countywide residential re-inspection started in August 2026 to feed the 2027 reassessment. Buyers should expect assessed values, and escrow, to rise over the next two cycles. Missouri assesses residential at 19 percent of market value.

Well, septic, and shops

Outside St. Martins, private wells and septic systems are the norm. USDA and FHA files need a water test and a septic inspection; conventional files usually do not. A commercial-grade shop, a second dwelling, or income-producing acreage moves a USDA file to conventional. Send us the listing before you fall in love with the shop.

Loan limits for 2026

Conforming: $832,750. FHA in Cole County: $541,287. USDA has no loan limit; the income limit does the limiting. Custom homes above the conforming limit on Route C acreage use jumbo or a construction-to-permanent loan.

MHDC First Place in Cole County

Missouri Housing Development Commission First Place loans in Cole County allow household income up to $105,500 for one or two people and $121,325 for three or more (2026, Jefferson City metro row), with a purchase price cap of $566,354. The 4 percent cash assistance is forgiven over years six through ten and stacks with USDA, FHA, or conventional.

The process

How a west Cole County home purchase closes with DreamLux

  1. Parcel and income check firstBefore the pre-approval letter, we confirm the address on the USDA map and run household income against the $122,800 limit with the $480 per dependent and childcare deductions applied.
  2. Soft-pull pre-approval, same dayCredit reviewed with a soft pull, documents uploaded through the app, approval underwritten. If USDA does not fit, FHA and conventional go on the same letter side by side.
  3. Lender selection across 280+ optionsNot every lender takes USDA or rural acreage, and the ones that do price differently. We pick the lender whose pricing, overlays, and turn times fit your contract.
  4. Appraisal, well, septic, and Rural DevelopmentOrdered on day one with an appraiser who works Cole County R-I comps, and sequenced so the USDA review starts the moment the lender approves.
  5. Close with a mobile notaryIn St. Martins, Russellville, Jefferson City, or at your kitchen table. Keys the same day.

Frequently asked

St. Martins, Lohman, and Russellville mortgage questions

Is St. Martins, MO eligible for USDA loans?

Only partly. St. Martins sits on the west edge of Jefferson City, and most of the incorporated area is inside the urbanized boundary that USDA excludes. Roughly one in ten St. Martins listings falls in an eligible zone, usually acreage west and south of town. We check the exact parcel on the USDA map before you write an offer; if it misses, conventional 3 to 5 percent down or FHA 3.5 percent is the fallback.

Are Lohman and Russellville USDA eligible?

Yes. Both are small towns well outside the Jefferson City urban area, and nearly every address in and around them is eligible. The Cole County income limit is $122,800 for households of one to four people and $162,100 for five to eight in 2026, counted on the whole household after deductions for dependents and childcare.

What is the median home price in St. Martins and Russellville?

Redfin reported a St. Martins median sale price of $370,000 for the three months ending June 2026 on nine closings, and a Russellville median of $206,000 in August 2026 on three sales. Both samples are small, so a specific house can land well outside those figures. We price the payment on the actual address, with Cole County taxes and insurance built in.

What credit score do I need to buy in west Cole County?

USDA automated approvals generally start at 640. FHA works from 580 with 3.5 percent down, conventional from 620, and VA has no set minimum though most lenders want 600 or better. Pricing improves in steps at 680, 720, 740, and 780, so we run a soft pull first and sometimes recommend a 30 to 60 day credit plan before locking.

Do Missouri state employees get any special mortgage help?

There is no state-employee-only mortgage, but the MHDC First Place program fits many state salaries: 4 percent of the loan amount as a forgivable second for first-time buyers with household income under $105,500 (one or two people) or $121,325 (three or more) in Cole County, and it stacks with USDA, FHA, or conventional. The purchase price cap is $566,354.

Will my property taxes go up after I buy in Cole County?

Likely, yes, in 2027. Cole County reassesses in odd-numbered years, and the State Tax Commission has already ordered values raised toward market after finding assessments well below it. A countywide re-inspection began in August 2026. Missouri assesses residential property at 19 percent of market value, and Cole County's median effective rate is about 1.13 percent. We estimate escrow on the likely 2027 value, not the seller's last bill.

Can I use USDA on acreage with a shop or a well?

Usually, when the land is typical for the area and the outbuildings are not income-producing. USDA and FHA require a water test on a private well and an inspection on a septic system. A commercial-grade shop, a second home on the parcel, or a working farm moves the file to conventional or a portfolio lender. Send us the listing and we tell you before the offer.

Should I use my Jefferson City bank or a mortgage broker for a Russellville house?

Your bank has one set of prices and one set of rules, and rural USDA files are where those rules show. A broker submits the same file to the lender among 280+ whose pricing, acreage guidelines, and USDA turn times fit it, and the loan estimates sit side by side before you choose. If your bank wins, we say so. Send us their estimate and we audit it for free.

West Cole County is the first place I send Jefferson City buyers who want land without a forty-minute commute, and the first question is always the same: which side of the USDA line. I built DreamLux in Columbia over two years as a wholesale broker with 280+ lenders, soft-pull pre-approvals, and a free loan estimate audit for anyone holding a bank or builder quote.

Before mortgages I spent about a decade in exercise physiology and sports nutrition. Measuring first and then prescribing is a habit that carried over.
