Match Day lands in mid-March and residency begins around July 1. That is roughly 15 weeks to find a house, get under contract, and close, often from out of state. We start the file the week of the match so the contract-to-close window fits a June closing and a single move.

MU Health Care and MU School of Medicine, Boone Health, and the Harry S. Truman Memorial Veterans' Hospital each issue contracts and offer letters differently. Old Southwest and the Country Club area for walkability to the hospitals, Thornbrook and Copperstone for newer construction, Old Hawthorne and The Village of Cherry Hill on the south side, and Bearfield and Rock Bridge for the commute down Providence. Can I buy a house in Columbia before my residency starts?

Yes. Physician loan programs accept a signed employment contract as income and allow closing up to 60 to 90 days before the start date, depending on the lender. A resident matched in March can close in June and move once.

How are my student loans counted?

Most physician programs exclude student loans that are deferred for at least 12 months after closing, and use the actual income-driven repayment amount for loans in repayment. Some ignore the balance entirely for residents. Conventional lenders often count a percentage of the full balance, which is what disqualifies many physicians elsewhere.

Is a physician loan really zero down with no mortgage insurance?

Yes, up to each lender's first tier, commonly $1 million. Above that, 5 or 10 percent down applies. No private mortgage insurance at any tier. The rate is typically somewhat above a conventional loan with 20 percent down, which is the trade for the structure.

Do dentists and veterinarians qualify?

Yes. DDS, DMD, DVM, DPM, and OD degrees qualify on most physician programs. CRNAs, PAs, NPs, and PharmDs qualify with a smaller set of lenders, and we place those files accordingly.

I am a resident at Truman VA on a federal offer letter. Does that work?

Yes. Federal offer letters read differently from hospital contracts and some lenders want a start date and salary confirmed in a specific format. We handle that with the VA's HR contact before the file goes to underwriting.

Should I refinance later?

Usually, once your attending income is established and the home has equity. A conventional refinance with 20 percent equity often lowers the rate. We set the trigger points at closing so you know when to call.

My bank said no because of my student loan balance. What now?

Send us the offer letter and your loan servicer statement. A physician program that excludes deferred loans or uses the income-driven payment will usually approve the same file the bank declined. That reversal is the most common physician call we take in Columbia.
