Jumbo & Second Home Loans at Lake of the Ozarks

Waterfront at the Lake regularly prices above the $832,750 conforming limit for 2026, which puts a large share of Horseshoe Bend, Shawnee Bend, and Porto Cima purchases into jumbo territory. Most Lake buyers are also financing a second home, not a primary residence, and that changes the down payment, the reserves, and which of our 280+ lenders should hold the file. DreamLux Home Loans is a Missouri and Kansas mortgage broker based in Columbia, and we structure jumbo and second-home financing around the property and the way you will actually use it.

Quick answer

Can you get a jumbo loan on a second home at Lake of the Ozarks? Yes. A jumbo loan is any mortgage above the $832,750 conforming limit that applies to every Lake county in 2026, and second-home jumbo financing is available to qualified buyers with as little as 10 to 20 percent down depending on the lender. Because DreamLux brokers to 280+ lenders rather than one bank's product sheet, we can match a waterfront file to a lender that is comfortable with the loan size, the second-home occupancy, and Lake-specific property details like docks, deeded slips, and cove versus main-channel comps.

Why the Lake is a jumbo market

What makes a Lake of the Ozarks loan a jumbo loan?

Missouri has no high-cost counties, so the single 2026 conforming limit of $832,750 applies in Camden, Miller, Morgan, and Benton counties alike. A loan amount above that number is a jumbo loan by definition. Fannie Mae and Freddie Mac do not buy it, so the lender keeps it on its own books or sells it to a private investor, and every lender writes its own rulebook for credit score, reserves, and down payment.

That is why the same Lake buyer can hear three different answers from three different banks. Rules vary by lender, not by law, and a broker's job is to find the lender whose rules fit your file.

Who this page is for

Three Lake buyers, three different loan structures

1

The weekend-house family

You live in Kansas City, St. Louis, or Columbia and want a place on the water you will use yourself. This is a true second home. You qualify on your own income, you keep a primary residence elsewhere, and the property has to be usable by you year-round rather than locked into a rental pool.

2

The business owner or retiree

Strong assets, but income that does not fit neatly on a W-2. Jumbo lenders offer asset-depletion qualifying, bank-statement qualifying, and trust or retirement-account income treatments that a retail bank often will not touch. We place these files with the lender built for them.

3

The buyer who wants rental income to count

If the plan is nightly rentals most of the season, a second-home loan is the wrong tool, and using one that way creates occupancy problems. That buyer belongs on a DSCR loan that qualifies on the property's rental income instead. We will tell you which one you are before you write an offer.

Side by side

How does a jumbo second home differ from a conforming one at the Lake?

Guidelines below are typical ranges across our lender panel. Every lender sets its own overlays, and your file may qualify above or below these ranges.

ItemConforming second home (up to $832,750)Jumbo second home (above $832,750)

What about Lake property surprises out-of-town lenders?

Mile markers and coves are the comps

Lake listings are described by mile marker and by whether the lot sits on the main channel or in a cove. Appraisers who work the Lake price those differences. Appraisers assigned from a national panel often do not, and a low appraisal is the single most common way a Lake jumbo file stalls.

Docks and slips are permitted, not owned outright

The shoreline is managed by Ameren Missouri, and docks operate under permits. A dock adds value only when the permit transfers cleanly. Deeded boat slips in a condominium or community dock are a separate question and are treated differently from a private dock on the appraisal.

Second-home occupancy is checked, not assumed

Lenders look at distance from your primary residence, whether the property is listed on rental platforms, and whether a management agreement restricts your personal use. A house you will rent most of the season needs a different loan.

Well, septic, and seawalls

Many Lake lots are on private wells and septic systems. Some lenders require a water test or a septic inspection, and seawall condition can come up on the appraisal. Knowing this before contract keeps the timeline intact.

Condos and condotels are their own category

Resort-style condo projects with front desks or rental pools are often non-warrantable, which changes the lender list entirely. If you are looking at a condo rather than a house, start with our Lake of the Ozarks condo financing page.

Down payment from your primary home's equity

Many Lake buyers fund the down payment with a HELOC or cash-out refinance on their primary residence in Kansas City, St. Louis, or Columbia. We can structure both pieces so the equity pull does not disqualify the jumbo file. See HELOC options.

The process

How a Lake jumbo or second-home loan comes together

  1. Soft-pull pre-approvalWe review income, assets, and credit with a soft pull, so getting a real number does not cost you points. You get a pre-approval letter you can hand a Lake agent the same day.
  2. Lender selection across 280+ optionsSecond-home jumbo, asset-depletion jumbo, bank-statement jumbo, or a conforming second home if the numbers land under the limit. We compare the actual lender guidelines against your file, not a generic rate sheet.
  3. Lake-experienced appraisal ordered earlyWe order the appraisal as soon as the contract is signed and note mile marker, cove or main channel, dock permit, and slip details on the order so the appraiser is set up correctly.
  4. Underwriting and conditionsJumbo lenders ask for more documentation than conforming lenders. We collect it up front so conditions are cleared once rather than in rounds.
  5. Closing at the Lake or where you liveWe coordinate with title companies at the Lake and can arrange a mobile notary so you can sign in Kansas City, St. Louis, or Columbia if that is easier.

Is your Lake purchase a jumbo, and what will the file need?

Enter the price, the down payment, and the unit count. The calculator applies the 2026 conforming limit for Camden, Miller, and Morgan counties, shows how far above it the loan sits, lays out the conforming-first-plus-second alternative, and estimates the reserves a second-home jumbo lender will want after closing.

Everything below is computed from what you type. The page supplies the 2026 conforming limits and nothing else; the loan estimate for any loan offered controls.

Reserves are what a jumbo lender wants to see left over after closing, usually six to twelve months of principal, interest, taxes, insurance, and dues, sometimes more above $1.5 million or on a second home. Retirement accounts often count at a discount.

Frequently asked

Lake of the Ozarks jumbo and second-home questions

How much do I need down for a second home at Lake of the Ozarks?

Under conforming guidelines a second home can be financed with 10 percent down when the loan amount is at or below $832,750. Above that, jumbo lenders on our panel commonly ask for 10 to 20 percent, with the percentage rising as the loan amount rises. Your credit profile and reserves affect where you land inside that range.

Does Lake of the Ozarks count as a high-cost area with a higher loan limit?

No. Missouri and Kansas have no high-cost counties, so the baseline 2026 limit of $832,750 applies in Camden, Miller, Morgan, and Benton counties. Anything above it is a jumbo loan.

Can I rent the house out part of the year and still call it a second home?

Limited rental use is generally allowed, but the property must be available for your personal use, you must occupy it for some portion of the year, and it cannot be controlled by a rental pool or a management agreement that restricts you. If nightly rental income is the point of the purchase, a DSCR loan is the correct structure and we will say so.

Will the boat dock or deeded slip count toward the appraised value?

Usually yes, when the dock permit transfers to you or the slip is deeded with the unit. Appraisers familiar with the Lake know how to support that value. Appraisers who are not can miss it, which is why we order early and give the appraiser the dock and slip details up front.

I am self-employed. Can I still get a jumbo loan at the Lake?

Yes. Jumbo lenders offer full-documentation options as well as bank-statement and asset-depletion qualifying. A broker with 280+ lenders can place a self-employed file where it fits rather than forcing it through one bank's rules.

Can I use equity from my Kansas City or St. Louis house for the down payment?

Yes. A HELOC or cash-out refinance on your primary residence is a common source of second-home down payment funds. The new payment on that equity loan counts in your debt ratios, so we run both pieces together before you commit to either.

My bank turned down a second home over the conforming limit. What are my options?

Usually several. A bank that sells only its own jumbo product says no when your file misses one of its overlays, such as reserves or a self-employed income structure. A broker compares that same file against dozens of jumbo investors with different overlays, plus asset-depletion and bank-statement options. Send the denial reason and we will tell you which lenders on our panel would treat it differently.

How long does a jumbo loan take to close at the Lake?

Jumbo files carry more documentation and a more detailed appraisal review than conforming loans, and Lake appraisals depend on appraiser availability in season. We order the appraisal the day the contract is signed and collect jumbo documentation up front so the timeline is set by the appraiser, not by rounds of conditions. We put the target closing date in writing at pre-approval.

I broker from Columbia, about 90 minutes from Bagnell Dam, and Lake files are a regular part of my week. The pattern I see most often is a strong buyer who got a soft "no" from their hometown bank on a second home over the conforming limit, when the file simply needed a different lender. I built DreamLux over two years around exactly that: 280+ lenders, soft-pull pre-approvals, and a loan estimate audit I will run on any competing offer for free.

Before lending I spent about a decade in exercise physiology, which is probably why I care about the numbers being measured correctly before anyone commits to a plan.
