The dock is not collateral

Docks sit on Ameren Missouri permitted shoreline, and the permit number stays with the property rather than moving with the dock. Appraisers typically treat it as a permitted improvement, so it adds little to the value the lender actually lends against. A change of ownership needs an application, a $100 fee, the deed, and in some fire protection districts an electrical inspection completed within the previous 12 months. Start that on day one.
