The Short Answer

Two things decide an Overland Park or Olathe purchase, and most lenders licensed on only one side of the state line will not raise either. Overland Park is split across four school districts and the dividing line is I-435, so two homes in the same ZIP can sit in different districts. And the Kansas statewide down payment assistance program excludes Johnson County outright.

Home Loans in Overland Park & Olathe, Kansas

Overland Park is split across four school districts, and the boundary is I-435. Shawnee Mission serves north of it, Blue Valley south, Olathe the western portion, and Spring Hill the far southwest. Two homes on the same street can land in different districts, which is the biggest single price driver in the city and the thing most buyers verify only after they are under contract.

Zach Brown (NMLS #2156538) is licensed in both Kansas and Missouri, which matters here because the metro straddles a state line. Kansas assesses residential property at 11.5% of appraised value and Missouri at 19%, so the same list price produces a different escrow figure depending on which side you buy. Files here are placed across 280+ wholesale lenders rather than one bank's guideline set.

Send Me Your Loan Estimate. I'll Read It Line by Line.

Pull up your Loan Estimate and send it over. Free, soft pull only, 24 hour turnaround. Most borrowers compare two lenders on the interest rate alone, which is the one number on that form that tells you the least. The costs that actually decide which offer is better are on page 2, and the real comparison is a box on page 3 that almost nobody opens.

What Gets Checked
The lines that change the answer
  • Section A, Origination ChargesDiscount points live here. Paying for a lower rate is fine, but it should be a decision you made, not one you discover at closing.
  • Section C, Services You Can Shop ForYou are allowed to shop title and settlement. Most borrowers never learn that, and the difference is real money.
  • Lender creditsShown as a negative number. A credit can be buying up your rate, so it needs reading against Section A, not on its own.
  • Page 3, In 5 YearsTotal paid and principal paid after five years. This is the honest side-by-side, and it is the box I go to first.
  • APR and Total Interest PercentageTwo lenders can quote the same rate with very different APRs. That gap is the fee load.
What It Is Not
Straight about the limits
  • Not a promise to beat itSometimes the offer in front of you is the right one. If it is, I will tell you that and you can go close it.
  • Not a credit pullReviewing an existing Loan Estimate needs no inquiry. Nothing touches your report.
  • Not a comparison of prepaidsSections F and G shift with your closing date and your county. Those differences are usually timing, not a better deal.
  • Not a rate quoteRates move daily and depend on your file. This is about reading what you already have, clearly.

How to send it. Your Loan Estimate is the three-page form every lender must give you within three business days of your application. Screenshot all three pages or forward the PDF. You will get it back with the line items marked and a plain-English read on what you are actually comparing, at no cost and with no obligation to move your loan.

Looking at Homes in Overland Park or Olathe?

Get the financing sorted first. In Johnson County the pre-approval letter is what gets your offer read, and knowing your school district and true escrow figure before you tour saves you from falling for a house you would not have written on.

Step One
Get the underwritten letter first

Not a soft online quote. A fully underwritten pre-approval that a listing agent takes seriously. Your file goes across 280+ wholesale lenders, so you know your real number, your real program, and your real monthly payment including the Kansas assessment ratio before you tour a single house.

Need an agent too?

Zach handles financing only. Showings, offers, negotiation and the listing side route to a licensed partner agent in your market, at no cost to you for the introduction. Tell us which side of the state line you are shopping and we will connect you with the right one.

Request an Introduction

Browse active listings. Search Overland Park and Olathe homes, then send any address for a same-day payment breakdown. Already found one? Send the address before you write the offer. You will get the school district, the estimated escrow figure, and confirmation of which program fits, at no cost and with no credit pull.

If You Are Buying
The letter FSBO sellers accept

Most FSBO sellers will not take an offer backed by a screenshot from a rate calculator. They want a fully underwritten pre-approval letter from a credentialed local lender. Most of those turn around in 24 hours here, and it is the same letter whether the home is listed or sold by owner.

FHA, VA, USDA, conventional, jumbo and bridge all work on a FSBO purchase. Nothing about buying direct from the owner changes your program options.

Overland Park & Olathe Mortgage FAQ

Questions Buyers Ask Before They Write the Offer

01
Which school district is my Overland Park address in?
It depends which side of I-435 you are on. Shawnee Mission USD 512 serves north of I-435, Blue Valley USD 229 serves south, Olathe USD 233 covers the western portion, and Spring Hill USD 230 reaches the far southwest. Because the city spans four districts, two homes in the same ZIP code can feed different schools. Verify by address before you write the offer, not after.
02
Can I use Kansas down payment assistance in Overland Park or Olathe?
Not the statewide program. The Kansas Housing Resources Corporation First Time Homebuyer Program cannot be used inside Johnson County, because the county administers its own federal HOME funds. Missouri's MHDC programs do not apply either, since those are for Missouri properties. That leaves lender-paid, employer-assisted and gift-fund structures, which is exactly the conversation to have before you shop.
03
Why is my escrow different on the Kansas side versus Missouri?
The assessment ratio. Kansas assesses residential property at 11.5% of appraised value. Missouri assesses at 19% of true value. Same list price, different assessed base, which changes the tax figure inside your monthly payment. Local mill levies still decide the final bill, so the only reliable answer is quoted by address rather than by state.
04
Are there new construction loans available in Olathe?
Yes, construction-to-permanent. Olathe has an active new-subdivision pipeline in areas like Parkside Reserve and Boulder Creek. One thing worth knowing: builder-preferred lenders often tie incentives to using them, and that incentive is worth comparing against what the file prices at elsewhere. Bring the builder's worksheet and it can be reviewed side by side at no cost.
05
Can I use VA loan benefits in Overland Park or Olathe?
Yes. VA loans offer $0 down and no monthly mortgage insurance for eligible veterans, active duty service members and surviving spouses buying in Johnson County. Entitlement, funding fee exemptions and residual income all get reviewed up front so the offer you write is one you can actually close on.
