The Short Answer

Is a mortgage broker or a bank better for a Kansas home loan?

A Kansas bank offers its own loan menu. A Kansas mortgage broker licensed through NMLS compares many wholesale lenders for the same borrower. DreamLux Home Loans, a DBA of NEXA Lending, LLC (NMLS #1660690), submits your file to the lender whose pricing and guidelines fit your scenario, so you see wholesale-priced rates and the program that actually fits. The Kansas specifics that shape that file: the 2026 FHA limit is $541,287 in every county, the conforming limit is $832,750, Kansas assesses residential property at 11.5% of appraised value, and the KHRC statewide down payment program (15% or 20% of the price, up to $40,000) cannot be used in Johnson County or inside Kansas City, Lawrence, Topeka or Wichita city limits, so the answer inside those five areas is a different program.

Working With a Kansas Mortgage Broker

Working With a Kansas Mortgage Broker

Kansas is a state where the down payment answer depends on which side of a county line you are standing on. The KHRC First Time Homebuyer Program is one of the more generous state programs in the country, 15% or 20% of the purchase price as a silent, forgivable second, but it is written for the smaller markets. Johnson County runs its own federal HOME funds, and Kansas City, Lawrence, Topeka and Wichita each administer their own, so the statewide program stops at their borders. The workaround is real: KansasDPA, sponsored by Sedgwick and Shawnee counties, is available statewide, is not limited to first-time buyers, and carries a 640 minimum score.

Zach Brown (NMLS #2156538) is licensed in both Kansas and Missouri, which matters because most Kansas purchase files in this practice involve a buyer comparing an address in Johnson or Wyandotte County against one in Jackson County, Missouri. Kansas assesses at 11.5% and Missouri at 19%, so the same list price produces a different escrow figure on each side. Files go across 280+ wholesale lenders rather than one bank's guideline set. The detail that comes up on nearly every Johnson County first-time file: the buyer has already read about KHRC, and the first job is explaining why it does not apply and what does.

Statewide Snapshot

Home Loans Across Kansas

Mortgage options across Kansas from DreamLux Home Loans: conventional, jumbo, construction, physician, DSCR, refinance, bank statement, USDA and FHA

Kansas's statewide median sale price was $303,906 in July 2026, up 1.3% year over year, with homes going under contract in a median 26 days, per Redfin. The spread between markets is the widest in the region: Johnson County near $504,000, Lawrence near $335,000, Wichita near $250,000, Kansas City, Kansas near $241,000 and Topeka near $190,000. Leawood, Derby, Leavenworth, Kansas City KS and Newton rose fastest over the year, and Johnson County's median is where conforming turns into jumbo.

Kansas charges no real estate transfer tax, and the mortgage registration tax was fully phased out by 2019, so a Kansas purchase or refinance carries county recording fees only. Property tax is assessed at 11.5% of appraised value against Missouri's 19%, with mill levies that differ by city and school district (Blue Valley, Shawnee Mission and Olathe inside Johnson County alone). Kansas also allows a First-Time Home Buyer Savings Account deduction of up to $3,000 single or $6,000 joint per year.

Who this practice serves: first-time buyers pairing FHA with KHRC or Kansas DPA, physicians and residents at KU Med, Stormont Vail, Ascension Via Christi, Wesley and AdventHealth Shawnee Mission, investors buying Lawrence and Manhattan student rentals and Wichita cash-flow properties on rental income, business and farm owners qualifying on bank statements, veterans around Fort Riley, Fort Leavenworth and McConnell Air Force Base, and buyers in the roughly 98% of Kansas land area that is USDA-eligible.

Every program, one file. Across Kansas we originate conventional loans, jumbo loans for Johnson County and Lawrence homes above $832,750, one-time-close construction loans in west Johnson County and the Wichita suburbs, physician home loans for KU Med, Stormont Vail, Via Christi and Wesley providers, DSCR investor loans for Lawrence, Manhattan and Wichita rentals, FHA Streamline, VA IRRRL and conventional rate-and-term refinances, bank statement and self-employed loans for business and farm owners, USDA $0-down loans across most of the state, and FHA loans that pair with KHRC or Kansas DPA. Run the numbers on the Kansas mortgage calculator first.

Kansas First-Time Buyer & Down Payment Assistance

Kansas First-Time Buyer & Down Payment Assistance

Every Kansas down payment query now returns an AI answer, and almost all of them skip the exclusion that matters most. This is what the programs actually do, from the KHRC program summary updated January 2026.

KHRC

First Time Homebuyer Program

A 0% interest soft second of 15% of the purchase price for households at 51% to 80% of area median income, or 20% for households at or below 50%, capped at $40,000. No monthly payment; forgiven over 10 years of living in the home. You bring 1% of the price, total debt-to-income stays at or below 45%, and a homebuyer education course is required. Not available in Johnson County or inside the city limits of Kansas City, Lawrence, Topeka or Wichita.

Statewide

Kansas DPA (KansasDPA)

The program for the five areas KHRC excludes. Sponsored by Sedgwick and Shawnee counties and offered statewide through participating lenders, it pairs a fixed-rate first mortgage with down payment assistance, carries a 640 minimum score, and is open to repeat buyers as well as first-timers. Assistance percentage and rate sheet change; the current figure is quoted by address.

City & State

Wichita HOME 80 and the Savings Account

Inside Wichita, the HOMEownership 80 program provides a forgivable second of up to 20% of the price plus $2,000 toward closing and is currently accepting applications. Topeka runs TOTO and Leavenworth a grant of up to $8,000. Statewide, the Kansas First-Time Home Buyer Savings Account lets you deduct up to $3,000 single or $6,000 joint per year while you save.

Send Me Your Loan Estimate. I'll Read It Line by Line.

Pull up your Loan Estimate and send it over. Free, soft pull only, 24 hour turnaround. Most borrowers compare two lenders on the interest rate alone, which is the one number on that form that tells you the least. The costs that actually decide which offer is better are on page 2, and the real comparison is a box on page 3 that almost nobody opens.

What Gets Checked
The lines that change the answer
  • Section A, Origination ChargesDiscount points live here. Paying for a lower rate is fine, but it should be a decision you made, not one you discover at closing.
  • Section C, Services You Can Shop ForYou are allowed to shop title and settlement. Most borrowers never learn that, and the difference is real money.
  • Lender creditsShown as a negative number. A credit can be buying up your rate, so it needs reading against Section A, not on its own.
  • Page 3, In 5 YearsTotal paid and principal paid after five years. This is the honest side-by-side, and it is the box I go to first.
  • APR and Total Interest PercentageTwo lenders can quote the same rate with very different APRs. That gap is the fee load.
What It Is Not
Straight about the limits
  • Not a promise to beat itSometimes the offer in front of you is the right one. If it is, I will tell you that and you can go close it.
  • Not a credit pullReviewing an existing Loan Estimate needs no inquiry. Nothing touches your report.
  • Not a comparison of prepaidsSections F and G shift with your closing date and your county. Those differences are usually timing, not a better deal.
  • Not a rate quoteRates move daily and depend on your file. This is about reading what you already have, clearly.

How to send it. Your Loan Estimate is the three-page form every lender must give you within three business days of your application. Screenshot all three pages or forward the PDF. You will get it back with the line items marked and a plain-English read on what you are actually comparing, at no cost and with no obligation to move your loan.

Kansas Mortgage FAQ

Questions Kansas Buyers Ask Before They Apply

01

Who is eligible as a first-time home buyer in Kansas?

Anyone who has not owned a principal residence in the prior 3 years. That is the definition KHRC and most Kansas programs use, so a previous owner who has rented for three years qualifies again. Displaced homemakers and single parents who only owned with a former spouse also qualify. Income and purchase price limits still apply by county.
02

How does the KHRC first-time homebuyer program work?

KHRC lends the down payment as a silent second mortgage. You get a 0% interest loan of 15% or 20% of the purchase price with no monthly payment, forgiven after 10 years in the home. You bring 1% of the price yourself, complete homebuyer education, and keep total debt-to-income at or below 45%. The first mortgage comes from a participating lender.
03

How much down payment assistance can I get in Kansas?

Up to $40,000 through KHRC, or 15% to 20% of the purchase price, whichever is less. Households at 51% to 80% of area median income receive 15%; at or below 50% receive 20%. Inside Johnson County and the four excluded cities, Kansas DPA, Wichita HOMEownership 80 (up to 20% plus $2,000) and Leavenworth's $8,000 grant are the alternatives.
04

Why isn't Johnson County or Wichita eligible for KHRC, and what can I use instead?

Because they run their own federal HOME funds. Johnson County and the cities of Kansas City, Lawrence, Topeka and Wichita each receive HUD money directly, so the statewide KHRC program stops at their borders. Inside them, use Kansas DPA (statewide, 640 minimum, repeat buyers allowed), Wichita HOMEownership 80, Topeka's TOTO program, or lender and employer structures.
05

What is the Kansas First-Time Home Buyer Savings Account deduction?

Up to $3,000 per year for a single filer or $6,000 for a joint return. Kansas lets you open a designated savings account at any bank, deduct the contributions from Kansas taxable income, and grow it tax-free toward a first Kansas home. Withdrawals for down payment and closing costs are untaxed; other withdrawals are recaptured.
06

How much income do you need to qualify for a $250,000 mortgage in Kansas?

Roughly $65,000 to $80,000 a year, depending on the rate you lock and your other monthly debt. Lenders qualify on debt-to-income, so a car payment or student loan moves the number. Kansas helps here: the 11.5% assessment ratio keeps the tax portion of the payment lower than a comparable Missouri home. Send the numbers and you will get a real figure, not a range.
07

What is the FHA loan limit in Kansas for 2026?

$541,287 for a single-family home, in every Kansas county. Kansas has no high-cost county, so Johnson County, Sedgwick County and Douglas County share the same ceiling. The conforming limit for conventional loans is $832,750, and above that a purchase is a jumbo file, most often in Leawood, Mission Hills or south Overland Park.
08

Are there mortgage recording fees or a mortgage tax in Kansas?

Recording fees only. The Kansas mortgage registration tax, once charged on every recorded mortgage, was phased down from 2015 and eliminated on January 1, 2019. Kansas also charges no real estate transfer tax. What remains is the county register of deeds fee, which is a flat per-page charge, so closing costs here are lender, title and prepaid items.
09

Do you offer bank statement or self-employed mortgage loans in Kansas?

Yes, statewide. Business and farm owners qualify on 12 or 24 months of bank statements instead of tax returns, with 1099 and profit-and-loss options for contractors and newer operations. These are non-QM loans, so pricing and down payment run higher than conventional, which is why the file is priced across several lenders before you choose.
10

Can I use a VA loan near Fort Riley, Fort Leavenworth or McConnell AFB?

Yes, and those three posts drive most Kansas VA volume. VA loans offer $0 down and no monthly mortgage insurance for eligible service members, veterans and surviving spouses in Junction City, Manhattan, Leavenworth, Lansing, Derby and Wichita. Entitlement, funding fee exemptions and residual income are confirmed up front so the offer you write is one you can close on.
11

What parts of Kansas are USDA-eligible?

About 98% of the state's land area. The cores of Wichita, Topeka, Lawrence and the Kansas City metro are excluded, but eligibility returns quickly at the edges, including De Soto, Tonganoxie, Basehor and parts of south Johnson County. Most Kansas towns qualify inside city limits. Household income must sit under the USDA limit for the county, confirmed by address.
12

Can I do an FHA Streamline, VA IRRRL or rate-and-term refinance in Kansas without an appraisal?

Often, yes. FHA Streamline and VA IRRRL refinances skip the appraisal and most income documentation when the loan is current and the payment drops. Conventional rate-and-term refinances can receive an automated appraisal waiver on strong files. With no mortgage registration tax since 2019, a Kansas refinance carries recording fees only.
13

Which loan programs does DreamLux Home Loans offer in Kansas?

Nine core programs plus three supporting ones, in all 105 counties. Conventional, jumbo, one-time-close construction, physician home loans, DSCR investor loans, FHA Streamline, VA IRRRL and rate-and-term refinance, bank statement and self-employed loans, USDA and FHA. Supporting: VA purchase loans, HELOC and down payment assistance. NEXA Lending, LLC is licensed by the Kansas OSBC, and closings run at any Kansas title company, in person or by mobile notary.
