Why Mid-Missouri Veterans compare more than one VA lender

A 2024 Polygon Research study, supported by United Wholesale Mortgage, analyzed 2023 HMDA data and found VA borrowers who used an independent mortgage broker saved an average of $13,432 over the life of the loan compared with VA loans from non-bank retail lenders. It is an industry average, not a promise and not a DreamLux result. The takeaway for a Columbia, Ashland or Jefferson City buyer is simple: compare more than one lender before you lock. Zach does that comparison for you across 280+ wholesale lenders.

Buying with a VA loan in Columbia, Ashland and Jefferson City

Your VA benefit works the same in every Mid-Missouri town. What changes is the cost of owning the home: the county on the tax bill, HOA dues, insurance, and whether the house is new construction, a condo, or out past city water and sewer. Those are the numbers worth nailing down before you write an offer.

Boone County

Columbia

From first homes to Old Hawthorne. VA sets no loan limit with full entitlement, and condos near campus need to be in a VA-approved project.

Columbia lending →
Southern Boone County

Ashland

Plenty of newer construction. Buying from a builder? Confirm the builder is registered with VA and review the contract before you sign.

Ashland lending →
Cole County

Jefferson City

Home to the Missouri National Guard headquarters and the Missouri Veterans Commission. Cole County taxes go into your escrow estimate.

Jefferson City lending →
Callaway County

Fulton & Holts Summit

A short drive to Jefferson City. Rural homes on a private well or septic system can need extra checks during the VA appraisal.

What changes a VA payment from one Mid-Missouri town to the next

  • Property taxes: set by the county. Boone, Cole and Callaway counties each bill separately, so use the parcel's real tax bill.
  • HOA dues: common in newer Columbia and Ashland subdivisions, and VA counts them in your qualifying payment.
  • Homeowners insurance: quotes vary with roof age, construction and coverage. Get one before you settle on a payment.
  • New construction: needs a VA-registered builder, and some homes need inspections or a builder warranty.
  • Condos and townhomes: the project must be VA-approved, or approvable before closing. This matters near campus.
  • Well and septic: homes outside city services can need water and septic checks as part of the VA appraisal.

VA, USDA or a higher-priced home: which path fits?

Mid-Missouri buyers often have more than one way in. Zach prices the options on the same home, the same day, so the choice comes down to real numbers.

VA loan

Your earned benefit

No down payment requirement with full entitlement, no monthly mortgage insurance, and no household income limit or eligible-area map. A one-time funding fee applies unless you're exempt.

USDA loan

Ashland and rural Boone County

USDA also requires no down payment, but only in eligible areas and under household income limits, with an annual fee. Columbia and Jefferson City city limits don't qualify.

Higher-priced homes

Move-up and luxury

With full entitlement, VA sets no loan limit, so the ceiling is what you qualify for and what the home appraises for. If part of your entitlement is in use, compare VA with jumbo options.

Mid-Missouri's military community

Serving the Veterans and service families who call Mid-Missouri home

  • Columbia: Veterans using the Harry S. Truman Memorial Veterans' Hospital, plus student veterans and military families at the University of Missouri.
  • Jefferson City: Guard members and civilians at the Missouri National Guard headquarters at the Ike Skelton Training Site and the Missouri Veterans Commission.
  • PCS and commuter moves: service members and families connected to Fort Leonard Wood and Whiteman Air Force Base who choose to live in the Columbia and Jefferson City area.

Mid-Missouri VA Home Loans, Answered

Can I buy in Columbia, Ashland or Jefferson City with no down payment on a VA loan?

Yes, if you have full VA entitlement and the home, your income and your credit qualify. VA does not set a loan limit for borrowers with full entitlement, so the price you can buy at comes down to your payment, your debts and the appraisal. You will still need cash for earnest money, inspections and closing costs unless the seller covers them.

Should I use a VA loan or a USDA loan in Ashland or southern Boone County?

If you are eligible for VA, compare both on the same home. VA has no household income limit, no eligible-area map and no monthly mortgage insurance, and many Veterans are exempt from the funding fee. USDA also requires no down payment, but only in eligible areas, under income limits and with an annual fee. Columbia and Jefferson City city limits are not USDA eligible.

Is there a VA loan limit for a higher-priced home in Columbia?

Not with full entitlement. The ceiling is what you qualify for and what the home appraises for. If part of your entitlement is still tied to another VA loan, the county conforming loan limit is used to figure the guaranty, and you may need a down payment above it. Zach can price VA next to jumbo options so you can compare.

Can I use a VA loan on new construction in Ashland or south Columbia?

Yes. The builder needs to be registered with VA, and depending on the home, VA may require inspections during construction or a builder warranty. Talk with Zach before you sign the builder's purchase agreement so the contract, timeline and appraisal line up with VA rules.

Can I use my VA loan to buy at the Lake of the Ozarks?

Only if it will be your primary residence. VA purchase loans are for a home you live in, so a weekend lake house or rental does not qualify. If you are moving to the Lake full time, VA can work there the same way it does in Columbia or Jefferson City.

Why compare VA loans through an independent mortgage broker?

Rates, fees and credits differ from lender to lender on the same VA loan. A 2024 Polygon Research study supported by United Wholesale Mortgage found VA borrowers who used independent brokers saved an average of $13,432 over the life of the loan compared with non-bank retail lenders. Individual results vary. Zach compares VA options across 280+ wholesale lenders so you can see them side by side.
