Taos, Wardsville, and Osage Bend, MO Mortgage Lender: Blair Oaks District Home Loans Southeast of Jefferson City

Ten minutes southeast of the Capitol on Route B and Route M, Wardsville, Taos, and the Osage Bend countryside are where Jefferson City families go for the Blair Oaks R-II schools, and the price reflects it: the median sale in the district was $412,000 in 2024, the highest of any Cole County community. Inventory is thin because sewer capacity and septic lot sizes limit how fast builders can add houses, so many of the files here are construction loans on a lot, move-up conventional loans at 5 to 20 percent down, and VA loans for the retirees and state employees who settled here. USDA applies only on the outlying acreage. DreamLux Home Loans is a Mid-Missouri mortgage broker with 280+ wholesale lenders, and we structure Blair Oaks purchases for what they actually are.

Quick answer

What kind of mortgage do most buyers use in Wardsville and Taos, Missouri? Conventional at 5 to 20 percent down, a construction-to-permanent loan on a lot, or VA. The Blair Oaks R-II district (Wardsville, most of Taos, and the surrounding countryside) had a median sale price of $412,000 in 2024 with listings running $395,000 to $662,000, and Wardsville's typical home value was $366,895 in August 2026 per Zillow. USDA works only on part of the area: Wardsville and Taos sit against Jefferson City's urbanized boundary, and roughly nine of 48 recent listings fell in an eligible zone, mostly acreage toward Osage Bend and along the Osage River. Household income under $122,800 and an eligible parcel means $0 down; otherwise it is conventional 3 to 5 percent, FHA 3.5 percent, or VA $0 down for eligible veterans. DreamLux prices all of them across 280+ lenders.

The Blair Oaks market

Why is it hard to find a house in Wardsville and Taos, and what does that mean for the loan?

Blair Oaks enrollment fell five straight years after 2020, and the district's own explanation was housing: not enough of it, and what exists sells high. Sewer capacity under Missouri American Water limits how many homes can be added on the utility system, and outside it a septic system needs a larger lot. That is why Wardsville's median was $367,000 on the two sales Redfin recorded in the three months ending August 2026, why Bluff Creek Estates carries a typical value above $700,000, and why a 15-lot development in Taos and a Signature Homes subdivision between Wardsville and Taos are news.

For the mortgage, thin inventory means the pre-approval has to be underwritten before the showing, the appraisal has to be ordered on day one because comps are scarce, and a buyer who cannot find a finished house should be pre-approved for a construction-to-permanent loan on a lot at the same time. The population tells the rest of the story: Taos grew 31 percent from 2010 to 2020 and Wardsville nearly doubled the decade before. The demand is not going anywhere.

Who buys here

Which Wardsville and Taos buyers get the most from a wholesale broker?

1

Move-up families buying for Blair Oaks

A $412,000 house at 10 percent down is $41,200 with conventional PMI that cancels at 20 percent equity; at 20 percent down there is no PMI at all. We compare lender-paid PMI, a piggyback second, and points against credits so the payment fits, and we place the file with a lender that prices well at 740 to 780 credit.

2

Buyers building on a lot

When there is no house to buy, we pre-approve the construction-to-permanent loan: one closing, interest-only draws during the build, and a conversion to the permanent loan at completion. Lot equity counts toward the down payment. Septic design and Missouri American Water sewer availability go into the budget before the contract.

3

Veterans and retirees

State retirees and veterans who settled in Wardsville and Taos use VA at $0 down with no mortgage insurance and a 2.15 percent funding fee on first use (waived with a service-connected disability rating). VA also works on new construction with the right lender.

What is different about a mortgage in Taos, Wardsville, or Osage Bend?

The USDA line

USDA's ineligible area follows Jefferson City's urbanized boundary, and Wardsville and Taos sit against it. Roughly nine of 48 recent listings were in an eligible zone, mostly acreage toward Osage Bend, Route W, and the Osage River. We pull the parcel on the USDA map before the pre-approval letter goes out. Osage Bend itself, unincorporated and further out, is generally eligible.

Sewer or septic decides the lot

Inside the Missouri American Water sewer footprint, capacity is limited and hookup availability has to be confirmed before a construction loan closes. Outside it, Cole County issues onsite wastewater permits and the lot has to be large enough for the septic design. Both go into the construction budget and the appraisal.

Cole County's 2027 reassessment

The State Tax Commission found Cole County assessments well below market and ordered a 5 percent blanket increase on about half the county in 2025, with a countywide residential re-inspection under way since August 2026 to feed the 2027 reassessment. Wardsville's median effective rate is about 1.05 percent, the lowest in the county, but assessed values will move up. We estimate escrow on the likely 2027 value.

Appraisals with scarce comps

Two or three sales a quarter in Wardsville means the appraiser has to reach into Taos, Jefferson City's southeast side, and the Osage Bend acreage for comparables. We order on day one and choose lenders that allow a second appraisal or a desk review when the first one misses.

Loan limits for 2026

Conforming: $832,750. FHA in Cole County: $541,287. VA: no limit with full entitlement. Bluff Creek Estates and larger custom builds can cross the conforming line, which puts them on jumbo at 10 percent down or a jumbo construction loan.

MHDC First Place in Cole County

First-time buyers with household income under $105,500 (one or two people) or $121,325 (three or more) can add 4 percent of the loan amount as a forgivable second, up to a $566,354 purchase price. The cap fits most Blair Oaks listings; the income limit is the harder test here.

Frequently asked

Taos, Wardsville, and Osage Bend mortgage questions

Is Wardsville, MO eligible for USDA loans?

Only partly. Wardsville and Taos sit against Jefferson City's urbanized boundary, and a third-party check found nine of 48 recent listings in an eligible zone, mostly acreage away from the villages. Osage Bend and rural southeast Cole County are generally eligible. We verify the parcel on the USDA map before the pre-approval letter; if it misses, conventional, FHA, or VA is the fallback.

What is the median home price in the Blair Oaks district?

The News Tribune reported a 2024 median sale price of $412,000 inside the Blair Oaks R-II district, with listings at the time between $395,000 and $662,000. Zillow's typical home value for Wardsville was $366,895 in August 2026, and Redfin recorded a $367,000 median on two sales in the three months ending August. Small samples move these figures.

Can I get a construction loan to build in Wardsville or Taos?

Yes. A construction-to-permanent loan closes once, funds the build in draws, and converts to the permanent mortgage at completion. Lot equity counts toward the down payment. Before closing we confirm Missouri American Water sewer availability or the Cole County septic permit, because either one can stop a build.

How much do I need down on a $412,000 house?

Conventional: 5 percent ($20,600) with PMI that cancels at 20 percent equity, or 3 percent for first-time buyers. VA: $0 down for eligible veterans with no mortgage insurance. FHA: 3.5 percent ($14,420). At 20 percent ($82,400) there is no PMI, and we compare that against keeping cash and paying PMI for a few years.

Why are appraisals harder in Wardsville?

Because only a few houses sell each quarter, the appraiser has to reach into Taos, southeast Jefferson City, and Osage Bend acreage for comparables, and new-construction comps are rarer still. We order the appraisal on day one and choose lenders that allow a second appraisal or a desk review when the first one comes in low.

Will my property taxes go up after I buy in Cole County?

Likely, yes, in 2027. Cole County reassesses in odd-numbered years, the State Tax Commission has ordered values raised toward market, and a countywide re-inspection began in August 2026. Wardsville's median effective rate is about 1.05 percent, the lowest in the county, but it applies to a rising assessed value. We estimate escrow on the likely 2027 figure.

Can veterans use a VA loan on new construction in Taos?

Yes, with a lender that offers VA construction or a VA one-time-close, or by using a conventional construction loan and refinancing into VA at completion. The 2.15 percent funding fee on first use is financed and is waived with a service-connected disability rating. VA has no loan limit with full entitlement.

Should I use my Jefferson City bank or a mortgage broker for a Blair Oaks purchase?

Your bank has one set of prices and one set of rules, and construction, jumbo, and scarce-comp appraisals are where those rules show. A broker submits the same file to the lender among 280+ whose pricing and guidelines fit it, and the loan estimates sit side by side before you choose. If your bank wins, we say so. Send us their estimate and we audit it for free.

Blair Oaks is the one Mid-Missouri market where I tell buyers to get pre-approved for a house and a build at the same time, because the house may not exist yet. I built DreamLux in Columbia over two years as a wholesale broker with 280+ lenders, soft-pull pre-approvals, and a free loan estimate audit for anyone holding a bank or builder quote.

Before mortgages I spent about a decade in exercise physiology and sports nutrition. Measuring first and then prescribing is a habit that carried over.
