Sedalia, Warrensburg, Marshall, and Clinton, MO Mortgage Lender: VA, USDA, and Conventional Home Loans in West-Central Missouri

West-central Missouri runs on four anchors: Whiteman Air Force Base and the University of Central Missouri in Johnson County, the Tyson and Nucor plants and the State Fair in Sedalia, Cargill and Missouri Valley College in Marshall, and Truman Lake and Golden Valley Memorial Healthcare in Clinton. Each one changes the loan. Whiteman’s 3,200 active-duty airmen and the B-21 arrival make this a heavy VA market; Sedalia, Marshall, and Clinton are USDA territory with medians under $190,000; Warrensburg sells 90-plus homes a quarter at $287,310. DreamLux Home Loans is a Missouri and Kansas mortgage broker with 280+ wholesale lenders, and we close VA, USDA, FHA, and conventional files in all four counties.

Quick answer

Which mortgage programs work in Sedalia, Warrensburg, Marshall, and Clinton, Missouri? All of them, and the town decides which one wins. Around Whiteman Air Force Base, VA is the answer: $0 down, no mortgage insurance, a 2.15 percent funding fee on first use that is waived with a service-connected disability rating, and a 2026 basic allowance for housing of $1,611 a month for an E-5 with dependents (or $2,244 for an O-3) that covers the payment on most Knob Noster and Warrensburg listings. Sedalia (median $184,778, August 2026), Marshall ($172,406, June), and Clinton ($174,884, August) are USDA markets, with most addresses in all three towns inside the eligible zone and a $122,800 income limit for one to four people. Warrensburg (median $287,310) is largely USDA eligible too; Knob Noster is only partly. Buyers who miss both use conventional 3 to 5 percent down or FHA 3.5 percent. DreamLux prices every program across 280+ lenders.

The Whiteman effect

Why are Warrensburg and Knob Noster such a busy VA market?

Whiteman is home to the 509th Bomb Wing and the B-2, the Missouri Air National Guard's 131st Bomb Wing, the 442d Fighter Wing, and about 3,240 active-duty members with 4,745 family members and 2,584 civilian employees. The base was named the second B-21 Raider base in 2024, Congress funded $1.92 billion for the program in January 2026, the first operational B-21 is expected in 2027, and a $74.8 million B-21 hangar contract was awarded in September 2026. Knob Noster opened a new high school in September 2026 built with federal support for military families. Every one of those facts puts more households in the market with a VA entitlement and a housing allowance, and Warrensburg sold 94 homes in August 2026 alone at a $287,310 median.

The University of Central Missouri (about 13,700 students), EnerSys (627-plus employees), Western Missouri Medical Center, and the Dollar Tree distribution center round out Johnson County. New construction is concentrated in Fox Ridge (popular with military families for the Highway 50 access), Cayhill, Bryson Lake, Winterset Villas, Deerfield, Hidden Pines, and Lake Ridge. Builder incentives there come with a preferred lender; we audit the credit against wholesale VA pricing before you sign.

$1,611
2026 basic allowance for housing, with dependents, for an E-5 at Whiteman Air Force Base (military housing area MO162), up 9.3 percent from 2025. An O-3 with dependents receives $2,244, an E-6 $1,929, an E-7 $2,043, and an O-4 $2,517. VA at $0 down with no mortgage insurance is built to fit those figures.
Who buys here

Which west-central Missouri buyers get the most from a wholesale broker?

1

Airmen, guard members, and veterans near Whiteman

VA at $0 down with no mortgage insurance, seller credits up to 4 percent, and the funding fee financed or waived. We place PCS files with lenders that close on orders before the report date, accept BAH and BAS as income, and handle a second VA loan when the first house becomes a rental. A 2.15 percent funding fee on first use becomes 3.3 percent on a subsequent use unless you have a disability rating.

2

Plant workers and first-time buyers in Sedalia, Marshall, and Clinton

Tyson, Nucor, ProEnergy, Cargill, Conagra, and Golden Valley Memorial pay overtime and shift differentials that lenders count differently. USDA closes most of these at $0 down under the $122,800 limit, FHA at 3.5 percent covers the files under a 640 score, and MHDC First Place adds 4 percent forgivable assistance under $97,100 (one or two people) or $111,665 (three or more).

3

Retirees, lake buyers, and investors

Truman Lake's 958 miles of shoreline and Golden Valley's 56-bed hospital make Clinton a retirement market; conventional, VA, and reverse mortgages all fit. Investors buying rentals near UCM or in Sedalia use a DSCR loan that qualifies on the rent, and lake second homes use conventional at 10 percent down.

West-central Missouri specifics

What is different about a mortgage in Sedalia, Warrensburg, Marshall, or Clinton?

VA on orders, BAH, and the second entitlement

Lenders differ on closing before the report date, counting BAH and BAS, and restoring entitlement for a second VA purchase when the Knob Noster house becomes a rental at the next PCS. We place the file with one that does all three, and we check the certificate of eligibility for remaining entitlement before the offer. VA has no loan limit with full entitlement.

USDA in a city of 22,000

Sedalia is over the 20,000 population mark but remains eligible under USDA's grandfathering rule, and third-party checks show most of the city and over 90 percent of Pettis County inside the zone. Warrensburg (under 20,000 in the 2020 census, non-metro) is largely eligible; Knob Noster and the base area are only partly eligible. We pull every parcel on the USDA map before the letter goes out.

Income limits are the state standard

Pettis, Johnson, Saline, and Henry counties all use Missouri's standard USDA limit, $122,800 for one to four people and $162,100 for five to eight in 2026. Johnson County is not in the Kansas City metro for USDA or MHDC purposes, so the KC figures do not apply here. MHDC First Place uses $97,100 and $111,665 in all four counties, with a $566,354 price cap.

Property taxes

Missouri assesses residential property at 19 percent of market value. Median effective rates: Pettis about 1.16 percent, Johnson about 1.22 percent, Saline about 1.17 percent, Henry about 0.94 percent. All four counties reassess in odd-numbered years; 2027 is next. Sedalia 200 and Clinton schools have both pursued levy changes recently, which is why we quote the current bill and note the pending vote.

Builder incentives in Warrensburg

Fox Ridge, Cayhill, Bryson Lake, Winterset Villas, Deerfield, Hidden Pines, and Lake Ridge all carry preferred-lender programs. A closing-cost credit is often smaller than the rate premium built into that lender's VA or conventional pricing. Send us the builder's loan estimate and we compare it on the same file for free.

Loan limits for 2026

Conforming: $832,750. FHA in all four counties: $541,287. VA: no limit with full entitlement. USDA has no loan limit. Truman Lake waterfront and Warrensburg executive homes rarely cross the conforming line; when they do, jumbo at 10 percent down is available.

The process

How a west-central Missouri home purchase closes with DreamLux

  1. Program and parcel check firstCertificate of eligibility and remaining entitlement for VA; USDA map and the $122,800 income calculation for everyone else; both on the same file when a household could use either.
  2. Soft-pull pre-approval, same dayCredit reviewed with a soft pull, documents uploaded through the app, approval underwritten. PCS orders, LES statements, and BAH go in on day one so the letter is real before the house-hunting trip.
  3. Lender selection across 280+ optionsWe pick the lender that closes VA on orders, takes USDA in Sedalia, counts shift pay, or offers DSCR on UCM rentals, and we show the loan estimates side by side.
  4. Appraisal and program reviewVA appraisals through the VA panel, USDA appraisals with well and septic tests where they apply, ordered on day one with appraisers who work these four counties.
  5. Close with a mobile notaryIn Warrensburg, Knob Noster, Sedalia, Marshall, Clinton, or on base. Keys the same day, and a power of attorney when a deployment gets in the way.

Frequently asked

Sedalia, Warrensburg, Marshall, and Clinton mortgage questions

Can I use a VA loan to buy near Whiteman Air Force Base?

Yes. Active duty, guard and reserve members with qualifying service, and veterans use VA at $0 down with no mortgage insurance. The funding fee is 2.15 percent on first use and 3.3 percent on subsequent use with less than 5 percent down, financed into the loan, and waived for anyone receiving VA disability compensation. We close on PCS orders before the report date with lenders that allow it and count BAH and BAS as income.

How much house does Whiteman BAH cover?

The 2026 with-dependents rates are $1,611 for an E-5, $1,929 for an E-6, $2,043 for an E-7, $2,244 for an O-3, and $2,517 for an O-4. The payment that fits depends on the rate you lock, taxes, and insurance, so we run the real number on the actual address. Knob Noster's typical home value was about $270,000 in August 2026 and Warrensburg's median sale was $287,310.

Is Sedalia, MO eligible for USDA loans?

Mostly, yes. Sedalia is over 20,000 people but remains eligible under USDA's grandfathering rule for cities that were rural in earlier censuses, and third-party checks show most of the city and over 90 percent of Pettis County inside the zone. We verify the parcel on the official USDA map before the pre-approval letter. The income limit is $122,800 for one to four people in 2026.

Is Warrensburg eligible for USDA loans?

Largely, yes. Warrensburg was under 20,000 in the 2020 census and is not in a metropolitan statistical area, and third-party checks show most listings eligible. Knob Noster and the area around the base are only partly eligible. Each parcel is verified on the USDA map first.

What is the median home price in Sedalia, Warrensburg, Marshall, and Clinton?

Redfin reported Sedalia at $184,778 in August 2026 on 83 sales with 18 days on market, Warrensburg at $287,310 in August on 94 sales with 31 days, Marshall at $172,406 in June on 34 sales with 48 days, and Clinton at $174,884 in August on 49 sales with 38 days. Clinton was down 12.5 percent from a year earlier; the other three were up.

Can I keep my Knob Noster house as a rental and use VA again at my next base?

Often, yes. VA entitlement can support a second loan when enough remains after the first, and a lender can count rent on the departing house with a lease and proof of deposit. We calculate remaining entitlement from the certificate of eligibility before you list or lease. If the first loan is paid off through a sale, full entitlement is restored.

Is there down payment assistance in Pettis, Johnson, Saline, or Henry County?

MHDC First Place adds a 4 percent forgivable second for first-time buyers (or qualified veterans) under $97,100 (one or two people) or $111,665 (three or more) in all four counties, with a $566,354 purchase price cap, and it stacks with USDA, FHA, VA, or conventional. Forgiveness runs over years six through ten of owner occupancy.

Can I finance a Truman Lake home in Clinton?

Yes. A primary residence uses VA, USDA (Clinton is eligible), FHA, or conventional; a second home uses conventional at 10 percent down; a short-term rental uses DSCR or conventional with rental income where the lender allows it. Waterfront appraisals need lake comps and dock and shoreline permits from the Corps of Engineers go in the file. Henry County's effective tax rate of about 0.94 percent is among the lower figures in the region.

Whiteman is the reason I keep a VA lender list separate from everything else: which ones close on orders, which count BAH the right way, and which restore entitlement without a fight. I built DreamLux in Columbia over two years as a wholesale broker with 280+ lenders, soft-pull pre-approvals, and a free loan estimate audit for anyone holding a bank or builder quote.

Before mortgages I spent about a decade in exercise physiology and sports nutrition. Measuring first and then prescribing is a habit that carried over.
