DSCR Loans in Missouri and Kansas: Qualify on the Rent, Not Your Tax Returns
A DSCR loan prices a rental on what the property earns. Run the ratio on any address below, then have Zach Brown turn it into a property-specific rent and cost analysis across 280+ wholesale lenders.

DSCR loan, at a glance
- Qualifies on
- The property's rent, actual lease or the appraiser's market rent. No DTI, no pay stubs, no tax returns.
- The ratio
- Monthly rent ÷ full payment (principal, interest, taxes, insurance, HOA). 1.0 covers it; 1.25 and up usually reaches better pricing.
- Property types
- 1 to 4 unit residential: single-family, duplex, triplex, fourplex, condos and townhomes, long-term, mid-term or short-term rentals.
- Vesting
- Close in your personal name or a Missouri or Kansas LLC with a personal guaranty.
- Typical terms
- 30-year fixed, interest-only options, cash-out refinances allowed. Many programs carry a prepayment penalty for the early years; ask for the buyout option before you lock.
- What's reviewed
- Credit score, down payment or equity, reserves after closing, the rent-to-payment ratio and the property itself.
Program guidelines vary by lender. Not a commitment to lend. Zach prices the file across DSCR lenders and a conventional investor loan so you can choose on the numbers.

DSCR Calculator for Missouri and Kansas Rentals
Type the rent and the loan, slide the rate, and see the ratio, the full payment, the rent the property would need to hit 1.0 and 1.25, and how each down payment level moves the number.
Example math only, not an approval. The payment uses a 30-year fixed at the rate you pick. Lenders use the lower of the lease and the appraiser's market rent, some apply a vacancy factor, and short-term rentals are often qualified on documented platform income or a short-term rent analysis.
How the down payment moves the ratio

Uses the purchase price, rent, rate, taxes, insurance and HOA above. Most DSCR programs start at 20 to 25 percent down on a purchase; ratios under 1.0 usually need more.

Get the DSCR rent and cost analysis for any Missouri or Kansas address
The calculator uses your guesses. The analysis uses the property. Send the address and Zach builds the numbers a DSCR underwriter will actually see.

- Market rent estimate from comparable rentals, the number the appraiser's rent schedule is likely to land near. For short-term rentals, a seasonal revenue view.
- County tax and insurance estimates for that address, so the payment side is real instead of a placeholder.
- DSCR at three down payment levels, with the pricing tier each one reaches and the rent needed to hit 1.0 and 1.25.
- DSCR vs conventional investor loan on the same property, priced across 280+ wholesale lenders, so you choose on cost rather than on which loan is easier to get.
- LLC vesting, prepayment penalty and reserves check for the program that fits, before you write the offer.
- Zach pulls market rent, the county tax picture and an insurance estimate for the address, then runs the DSCR at three down payment levels and against a conventional investor loan.
- The analysis comes back by text and email during business hours, with a call to walk through the levers if the ratio is close.
- Ready to move? The secure application takes about 12 minutes, allows LLC vesting, and does not obligate you to anything.

How it works
How a DSCR loan works in Missouri and Kansas
The lender underwrites the property's cash flow instead of your personal income. Four steps, start to keys.
Price the property
Send the address, the rent (or the listing) and the down payment you have in mind. Zach runs the ratio across the DSCR lenders that fit the property type and the state, and prices a conventional investor loan next to it.
Lock the structure
Pick the down payment, fixed or interest-only, and whether title goes in your name or your LLC. Prepayment penalty terms get chosen here too, because they change the rate.
Appraisal with a rent schedule
The appraiser values the property and completes a market rent schedule (Form 1007 for single-family, 1025 for 2 to 4 units). The lender uses the lower of your lease and that market rent. Short-term rentals may use platform statements or a short-term rent analysis.
Reserves, insurance, close
Show the down payment and the required reserves (commonly a few months of the full payment), bind a landlord policy, sign the entity documents if closing in an LLC, and close. No tax returns, no employment verification at any point.
CreditWhat the file needs
- Credit score in the range the program allows; most DSCR programs start in the mid-600s and price better above the low 700s.
- Down payment or equity: commonly 20 to 25 percent on purchases, more when the ratio is under 1.0.
- Reserves after closing, usually measured in months of PITIA.
- Property condition: rent-ready, no major deferred maintenance.
RentHow the rent is counted
- Occupied: the lease, with the appraiser's market rent as the check.
- Vacant or purchase: the appraiser's market rent schedule.
- Short-term: documented 12-month platform income or a short-term rent analysis, program dependent.
- Some programs apply a vacancy factor or cap the rent at market.
TermsWhat you can choose
- 30-year fixed, 40-year with interest-only, or an ARM.
- Purchase, rate-and-term refinance, or cash-out to fund the next property.
- Vesting in a Missouri or Kansas LLC with a personal guaranty.
- Prepayment penalty: typically 1 to 5 years, with buyout options that raise the rate but free you to sell or refinance.
Choose on the numbers
DSCR loan vs conventional investor loan
If your tax returns support the payment, a conventional investment property loan usually prices lower. If they don't, or you own too many financed properties, DSCR is the path. Zach prices both so the choice is math, not guesswork.
| Factor | DSCR loan | Conventional investor loan |
|---|---|---|
| Qualifies on | The property's rent divided by its payment | Your personal debt-to-income ratio, with 75 percent of rent counted as income |
| Income documents | None. No tax returns, W-2s or pay stubs | Two years of tax returns, pay stubs or 1099s, and often a rental history on Schedule E |
| Vesting | Personal name or LLC | Personal name only (transfer to an LLC after closing is a separate question) |
| Financed property limit | Generally no cap; per-lender exposure limits apply | Capped by agency rules once you hold several financed properties |
| Down payment | Commonly 20 to 25 percent, more under a 1.0 ratio | 15 to 25 percent depending on units and loan purpose |
| Pricing | Higher than conventional; improves with the ratio, LTV and credit | Usually the lower rate when you qualify |
| Prepayment penalty | Common, with buyout options | None |
| Short-term rentals | Allowed on many programs, qualified on STR income | Allowed as a property, but qualified on your income, not the STR revenue |
| Best fit | Self-employed investors, portfolio builders, LLC buyers, STR owners, anyone whose returns show less income than the property earns | W-2 earners with room in their DTI buying their first few rentals |
Both columns describe common program structures, not a commitment. Zach's conventional-to-DSCR comparison goes deeper on when each one wins.

Under 1.0? Three levers that move a DSCR
A ratio under 1.0 is a structure problem more often than a property problem. Zach runs all three levers before quoting.
1. More down payment
Every dollar off the loan lowers the payment, and the ratio responds immediately. The table in the calculator shows the ratio at 20, 25 and 30 percent down so you can see exactly where the property crosses 1.0 and 1.25.
2. Raise the rent side
A signed lease at market, a market-rent appraisal that reflects recent comps, or documented short-term rental income can all lift the number the underwriter uses. For student rentals, by-the-room leases totaled correctly matter.
3. Lower the payment side
Buying down the rate, an interest-only period, or shopping the insurance and confirming the real tax bill all shrink PITIA. Rate buydowns move the ratio faster than most investors expect, which is why the slider is on the calculator.
What to gather
What a DSCR loan needs instead of tax returns
Short list. Most investors have it together in an afternoon.
For the property
- Purchase contract, or the current mortgage statement on a refinance
- Current lease or leases, if occupied (for STRs, 12 months of platform statements if you have them)
- Landlord insurance quote, and HOA dues if any
- Property tax bill or the county's assessed figure
- Entity documents if closing in an LLC: articles, operating agreement, EIN letter, certificate of good standing
For you
- Government ID
- Two months of bank statements showing the down payment, closing costs and reserves
- Credit authorization (soft pull first; the hard pull waits until you are moving forward)
- A list of other properties you own with their mortgage balances and rents, if any
- Nothing else: no tax returns, W-2s, pay stubs or employment verification

DSCR loan questions from Missouri and Kansas investors
What is a DSCR loan and who uses one in Missouri or Kansas?
A DSCR loan is an investment property mortgage that qualifies on the property's rental income instead of your personal income. Missouri and Kansas investors use it for single-family rentals, small multifamily, short-term rentals at the Lake of the Ozarks, and student rentals near Mizzou, often closing in an LLC with no tax returns.
How is the debt service coverage ratio calculated?
Lenders divide the property's gross monthly rent (or the appraiser's market rent) by the full monthly payment of principal, interest, taxes, insurance, and any HOA dues. A ratio above 1.0 means the rent covers the payment; most DSCR programs price best when it does, and some allow ratios below 1.0 with a larger down payment.
What DSCR ratio do I need to qualify?
Most programs want 1.0 or higher, and pricing improves in steps as the ratio climbs, with 1.25 a common threshold for the better tiers. A handful of programs accept ratios between 0.75 and 0.99 with more down payment and stronger credit. The calculator on this page shows the rent a property needs to reach 1.0 and 1.25 at any rate.
How much down payment does a DSCR loan need?
Commonly 20 to 25 percent on a purchase, with the exact figure set by the ratio, your credit score and the property type. Ratios under 1.0 and short-term rentals usually need more. On a refinance, the same idea applies as equity: lenders cap the loan-to-value, often lower on cash-out.
Can I close a DSCR loan in an LLC in Missouri or Kansas?
Yes. Most DSCR lenders DreamLux works with allow title to be held in a Missouri or Kansas LLC, with the members signing a personal guaranty. Closing in the entity keeps the loan off your personal credit report in most cases, which matters once you own several rentals.
Do short-term rentals and Airbnb properties qualify for DSCR financing?
Yes, including Lake of the Ozarks vacation rentals. Lenders qualify the property on either long-term market rent from the appraisal or documented short-term rental income from a platform statement or a short-term rent analysis, depending on the program.
What do DSCR lenders look at if not my income?
Credit score, the down payment or equity in the property, the property's rent-to-payment ratio, reserves after closing, and the property type and condition. There is no debt-to-income calculation and no employment verification, which is why self-employed investors and those with many financed properties use it.
Do DSCR loans have a prepayment penalty?
Many do, typically for the first one to five years, structured as a percentage of the balance or a set number of months of interest. Most programs let you buy the penalty down or out in exchange for a higher rate. If you plan to sell or refinance soon, say so up front so the structure matches the plan.
Can I use a DSCR loan to cash out a rental I already own?
Yes. A DSCR cash-out refinance qualifies on the property's current rent and pays off the existing loan, with the difference available for the next purchase. Loan-to-value caps are usually tighter on cash-out, and some programs require a seasoning period after purchase.
Is a DSCR loan or a conventional investor loan cheaper?
When your tax returns support the payment, a conventional investment property loan usually carries the lower rate and has no prepayment penalty. DSCR costs more because the lender is not verifying your income. The right answer depends on your returns, your financed property count and whether you need LLC vesting, so DreamLux prices both on the same property.
Can a first-time investor get a DSCR loan?
Usually yes. Some programs require prior landlord experience or a primary residence you already own, and some do not. First-time investors often pair a DSCR purchase with a conventional comparison to see which qualifies more cleanly.
How long does a DSCR loan take to close in Missouri or Kansas?
The timeline is driven by the appraisal and the rent schedule rather than income review, so it tends to move at the pace of the appraiser's calendar. Having the lease, insurance quote and entity documents ready at application keeps it short.
