What Is Down Payment Assistance?

Down payment assistance (DPA) programs help homebuyers reduce the upfront cash required to purchase a home. These programs may help cover part of the down payment, closing costs, or both.

In Missouri, assistance may come from state agencies such as MHDC, local housing authorities in Columbia, Kansas City, or St. Louis, nonprofit organizations, or lender-backed programs. Some programs are forgivable over time, some are repayable upon refinance or sale, and others use shared appreciation structures.

Missouri Down Payment Assistance Options

Missouri homebuyers may qualify for a variety of state, city, and lender-backed down payment assistance programs.

Kansas Down Payment Assistance Options

Kansas runs its statewide program through the Kansas Housing Resources Corporation, and where you buy decides whether you can use it at all. The KHRC First Time Homebuyer Program lends 15% or 20% of the purchase price as a zero-interest second, capped at $40,000. The 20% tier applies to very low income buyers under 50% of HUD limits, the 15% tier to low income buyers between 50% and 80%. The loan is forgiven if you stay in the home ten years.

Two rules disqualify more Kansas City metro buyers than anything else in the program.

The geography rule. KHRC cannot be used inside Johnson County, or inside the city limits of Kansas City, Kansas, Lawrence, Topeka or Wichita. Those jurisdictions administer their own federal HOME funds, so the statewide program does not operate there. In practice that rules out Overland Park, Olathe, Lenexa and Shawnee entirely. In Wyandotte County it works in Bonner Springs, Edwardsville and Lake Quivira but not in KCK. Leavenworth and Miami County are open.

The price rule. Most counties cap the purchase price around $219,000, though the limit is higher in some. In the Johnson County price bands that cap eliminates most of what is actually for sale, which is why buyers who clear the geography rule still get turned away. Worth checking before you fall in love with a listing.

The program also requires you to put 1% to 10% of the sale price in out of pocket, so it reduces your cash to close rather than removing it.

If KHRC rules you out

Being outside the statewide program is not the end of the conversation. Three structures still work in Johnson County and inside KCK:

  • Lender-paid assistance. Priced into the loan rather than funded by a state agency, so the geography rules do not apply.
  • Employer-assisted housing. Several large Johnson County employers contribute toward a purchase. Worth asking your HR department before you assume it does not exist.
  • Gift funds. Documented correctly, a family gift covers down payment on most programs, and the documentation is where these fall apart.

Cross the state line and the entire answer changes. Missouri runs MHDC First Place and Next Step with different geography and different limits, which is the comparison worth running if you are shopping both sides. I lend across nine counties in this metro, four in Kansas and five in Missouri, so you get one answer for both instead of two lenders guessing.

Understanding Shared Appreciation Programs

Shared appreciation mortgage (SAM) programs provide down payment assistance upfront. Instead of monthly repayment, the program receives a percentage of the home's appreciation when the property is sold or refinanced.

If the home appreciates, the assistance provider shares in that gain. If appreciation is minimal or the property depreciates, the repayment impact may be reduced. These programs can be strategically structured based on long-term refinance plans.
