Missouri USDA Home Loans
Missouri USDA Home Loans: $0 Down in Eligible Areas
A USDA guaranteed loan lets a qualified buyer purchase a primary home in an eligible Missouri area with no down payment. The number that decides most files is the household income limit: $122,800 for a household of one to four people in most Missouri counties for 2026. The second number is the annual fee, 0.35%, which is why USDA usually beats FHA month to month when the address qualifies. DreamLux Home Loans, led by Zach Brown (NMLS #2156538) with access to 280+ wholesale lenders, checks the address, runs the income test and prices the loan before you write an offer.

Missouri USDA Home Loans: $0 Down in Eligible Rural and Suburban Areas
Missouri USDA home loans let qualified buyers purchase a primary residence in an eligible rural or suburban area with $0 down, a 1% upfront guarantee fee and a 0.35% annual fee. For 2026, total household income must be at or below $122,800 for a household of one to four people, or $162,100 for five to eight, in most Missouri counties. Nearly all of the Lake of the Ozarks qualifies, along with the commuter towns around Columbia and Jefferson City and the outer rings of Kansas City and St. Louis. DreamLux Home Loans, a DBA of NEXA Lending, LLC, checks the address, runs the household income test and shops every USDA file across 280+ wholesale lenders. Zach Brown, NMLS #2156538, licensed in Missouri and Kansas.
What is a USDA home loan, and who qualifies in Missouri?
A USDA home loan is a 30-year fixed mortgage guaranteed by USDA Rural Development under the Section 502 Guaranteed Rural Housing program. It requires no down payment, has no set maximum loan amount, and is available to buyers purchasing a primary residence in a USDA-eligible area. Eligible areas cover most of rural and small-town Missouri, including nearly all of the Lake of the Ozarks and the commuter towns around Columbia and Jefferson City, but not the two cities themselves or the inner Kansas City and St. Louis suburbs.
To qualify, total household income must be at or below the USDA limit for the county, which is $122,800 for one to four people and $162,100 for five to eight people in most Missouri counties for 2026. Most lenders look for a 640 credit score for automated approval, and lower scores can be approved with compensating factors. The loan carries a 1% upfront guarantee fee, usually financed, and a 0.35% annual fee. DreamLux Home Loans, a DBA of NEXA Lending, LLC, originates USDA guaranteed loans across Missouri and Kansas. Zach Brown, NMLS #2156538.
The Annual Fee Is 0.35%. That Is Why USDA Beats FHA When the Address Qualifies.
Every low-down or zero-down program charges for its guarantee. FHA charges 1.75% upfront and, on most 30-year loans with the minimum down payment, 0.55% a year for the life of the loan. USDA charges 1% upfront and 0.35% a year, and the annual fee is calculated on the average scheduled balance for each loan year, so the monthly amount drops every year you pay. Same house, same price, USDA is the lower payment. The trade is the address test and the household income test, which is why we run both before anyone falls in love with a listing.
Where USDA Loans Work in Missouri
Eligibility is decided address by address on the USDA map, not by county or ZIP code. These are the Missouri markets where we see eligible addresses most often. When in doubt, text the address to 573-301-4422 and we check it the same day.
Lake of the Ozarks
Nearly the entire Lake region qualifies, including Camdenton, Osage Beach, Lake Ozark, Sunrise Beach, Laurie and Gravois Mills. USDA is a primary-residence program, so it fits full-time Lake residents rather than weekend homes.
Typically eligible: Camden, Miller and Morgan counties
Mid-Missouri
Columbia and Jefferson City city limits are ineligible. Ashland, southern Boone County, Fulton, Holts Summit, Boonville, California and the Osage County towns typically qualify, which puts $0 down inside a normal commute of both cities.
Typically eligible: the commuter ring outside both cities
Kansas City Metro, Missouri Side
The inner metro, Lee's Summit, Raymore and Belton are largely ineligible. The outer edges of Clay, Platte, Cass, Ray and Lafayette counties include eligible addresses, often within a thirty-minute drive of downtown.
Typically eligible: outer-ring towns, checked by address
Kansas City Metro, Kansas Side
Olathe, Overland Park, Lenexa and Shawnee sit inside the metro boundary and are ineligible. Towns past the suburban edge in Johnson, Miami, Leavenworth and Douglas counties can qualify. Zach is licensed in Kansas, so the same person checks either side of the state line.
Typically eligible: past the suburban edge, checked by address
St. Louis Outer Ring
St. Louis City, St. Louis County and the inner St. Charles County suburbs are out. Eligible addresses show up in Lincoln, Warren and Franklin counties, in rural Jefferson County, and in the far reaches of St. Charles County.
Typically eligible: the exurban counties around the metro
Southwest Missouri and Statewide
Republic, Willard, Nixa, Bolivar and Webb City are examples of towns near a metro that still carry eligible addresses, and most of rural Missouri qualifies outright. If it is not inside a city of roughly 35,000 or more, it is worth checking.
Typically eligible: most of rural and small-town Missouri
2026 USDA Requirements and the FHA Comparison
Two tables decide most USDA files. What the program actually requires in Missouri this year, and how it stacks against FHA and conventional on the same house.
| Requirement | USDA Guideline | What It Means in Practice |
|---|---|---|
| Down payment | $0 | Closing costs can be covered by a seller credit of up to 6%, by gift funds, or financed when the appraisal comes in above the purchase price. |
| Household income limit | $122,800 for 1 to 4 people, $162,100 for 5 to 8 | Applies in most Missouri counties; a few metro counties run higher. Counts every adult living in the home, with deductions for dependents, childcare and certain medical costs. |
| Property location | USDA-eligible area on the official map | Most rural and small-town Missouri. Not Columbia, Jefferson City, or the inner Kansas City and St. Louis suburbs. |
| Occupancy | Primary residence only | No second homes and no investment property. Lake buyers must live there full time. |
| Credit | No USDA minimum; most lenders want 640 for automated approval | Lower scores can be approved through manual underwriting with compensating factors such as reserves or a clean rent history. |
| Debt-to-income | 29% housing, 41% total as the standard benchmark | An Accept finding from USDA's automated system, or documented compensating factors, can allow higher ratios. |
| Maximum loan amount | No set limit | Loan size is capped by income and debt ratios, not by a county loan limit. |
| Loan term | 30-year fixed | No adjustable-rate and no 15-year option on the guaranteed program. |
| Upfront guarantee fee | 1% of the loan amount | Financed into the loan on nearly every file, so it does not come out of pocket. |
| Annual fee | 0.35% of the average scheduled balance, paid monthly | Runs for the life of the loan and declines each year as the balance falls. Refinancing into conventional removes it. |
| USDA | FHA | Conventional | |
|---|---|---|---|
| Minimum down payment | $0 | 3.5% | 3% first-time, 5% repeat |
| Upfront fee | 1% guarantee fee | 1.75% mortgage insurance premium | None |
| Annual fee or mortgage insurance | 0.35% | 0.55% on most 30-year loans at minimum down | PMI, varies by credit score and down payment |
| How long it lasts | Life of loan (refinance to remove) | Life of loan at minimum down | Removable at 80% LTV, ends at 78% |
| Household income limit | Yes | None | None, except 3% down programs |
| Location rules | Eligible areas only | Anywhere | Anywhere |
| Maximum loan amount | No set limit | FHA county limit | Conforming county limit |
| Occupancy | Primary only | Primary only | Primary, second home, investment |
| Generally stronger when | The address and household income both qualify | Credit is limited, or the home is inside a city boundary | Credit is 680+, or you plan a long hold |
Illustrative guidelines only. Eligibility is determined by USDA's Guaranteed Underwriting System findings, USDA Rural Development guidelines, investor overlays and full underwriting review. Guarantee fees and mortgage insurance premiums are set by USDA and HUD and change over time. Income limits are published by USDA Rural Development, vary by county and household size, and are updated annually. Property eligibility is determined by address on the official USDA map.
How a Missouri USDA Loan Gets Done
Five steps, and the first two happen before you tour a single house.
- 01Confirm the address
Enter the address on the USDA property eligibility map, or text it to 573-301-4422. You get a same-day answer, and it settles the question before an offer is written.
- 02Run the household income test
USDA counts the income of every adult living in the home, not only the borrowers, then applies deductions for dependents, childcare and certain medical costs. We calculate it the way USDA does, not from a single paystub.
- 03Underwritten pre-approval through GUS
We run the file through USDA's Guaranteed Underwriting System and price it across 280+ wholesale lenders, so you shop with a real approval rather than a pre-qualification letter.
- 04Appraisal and USDA review
After lender approval, the file goes to USDA Rural Development for its conditional commitment. That agency step adds days to the timeline, so we build it into the contract closing date up front.
- 05Close with $0 down
The 1% guarantee fee is financed, closing costs are covered by seller credit, gift funds or financed appraisal room, and you bring nothing to the table for the down payment.

Your Missouri USDA Loan Expert
I Check the Address Before You Tour It.
Most USDA disappointments happen after the showing. A buyer finds the house, then learns the address sits inside a city boundary, or that a non-borrowing adult's income pushes the household over the limit. We run both tests first, from the eligibility map and from USDA's own income rules, so the offer you write is on a house the program will actually finance.
My office sits inside Columbia city limits, which is ineligible. The first eligible addresses I send buyers to are in Ashland and southern Boone County, straight down Highway 63, and at the Lake almost every address qualifies. The detail most lenders miss is the annual fee: it is charged on the average scheduled balance for each loan year, so the monthly amount drops every year you make a payment.

Missouri USDA Home Loans, Answered
Can I really buy a home in Missouri with $0 down using a USDA loan?
Yes. USDA guaranteed loans require no down payment for qualified buyers purchasing an eligible primary residence. Closing costs still exist, but they can be paid through a seller credit of up to 6% of the price, gift funds, or financed into the loan when the appraised value comes in above the purchase price.
What is the 2026 USDA income limit in Missouri?
For most Missouri counties, total household income must be at or under $122,800 for a household of one to four people, or $162,100 for five to eight. A few metro counties carry higher limits. USDA applies deductions before comparing your income to the limit, including $480 per dependent, childcare costs needed for work, and certain medical expenses for elderly or disabled household members.
Does USDA count income from people who are not on the loan?
Yes. The income limit is a household test, so USDA counts the income of every adult who will live in the home, including a spouse, partner or parent who is not a borrower. Qualifying income for the payment is a separate calculation that uses only the borrowers. Getting these two numbers right up front is the difference between a clean file and a surprise in underwriting.
Is Lake of the Ozarks USDA eligible?
Nearly all of it. Camdenton, Osage Beach, Lake Ozark, Sunrise Beach, Laurie and Gravois Mills carry eligible addresses, which makes the Lake one of the few lake markets in the country where a full-time resident can buy with $0 down. The one catch is occupancy: USDA is for primary residences, so a weekend lake house does not qualify.
Can I use a USDA loan in Columbia or Jefferson City?
Not inside the city limits of either one. The commuter towns around both cities typically qualify, including Ashland, southern Boone County, Fulton, Holts Summit, Boonville, California and the Osage County towns east of Jefferson City. Text the address to 573-301-4422 and we confirm it the same day.
Are the Kansas City and St. Louis suburbs USDA eligible?
The inner suburbs are not. Around Kansas City, Lee's Summit, Raymore and Belton are largely ineligible, and on the Kansas side Olathe, Overland Park, Lenexa and Shawnee are out. Around St. Louis, St. Louis County and the inner St. Charles County suburbs are out. Eligible addresses begin past the suburban edge in the outer-ring counties, and the only reliable answer is by address on the USDA map.
What credit score do I need for a USDA loan?
USDA does not set a minimum credit score. Most lenders want a 640 for an automated approval through USDA's Guaranteed Underwriting System, and some will go lower with manual underwriting and compensating factors such as reserves, a clean rent history or low debt ratios. Because overlays vary by lender, shopping the file across many lenders matters more on USDA than on most programs.
What are the USDA guarantee fee and annual fee?
The upfront guarantee fee is 1% of the loan amount and is almost always financed into the loan. The annual fee is 0.35% of the average scheduled unpaid balance for each loan year, paid in twelve monthly installments, so it declines every year as the balance falls. Both are set by USDA and are lower than FHA's 1.75% upfront premium and 0.55% annual premium on most 30-year loans.
Is a USDA loan better than FHA?
When the address is eligible and the household income fits, USDA usually wins on monthly cost because its 0.35% annual fee runs below FHA mortgage insurance and there is no down payment. FHA is the stronger option when the home sits inside a city boundary, when household income is over the limit, or when credit needs the extra flexibility FHA allows. We price both on the same house before you choose.
Is there a maximum USDA loan amount or purchase price?
The USDA guaranteed program has no set maximum loan amount. Your loan size is limited by your qualifying income and debt-to-income ratios, and by the household income limit, rather than by a county loan limit. Only the USDA Direct program, which is originated by USDA itself for low and very low income buyers, uses area loan limits.
Does a USDA loan take longer to close?
Slightly. After the lender approves the file, USDA Rural Development issues a conditional commitment, and that agency review adds days to the timeline. We build the extra time into the contract closing date at the offer stage so it never becomes a surprise for the seller.
What is the difference between USDA Guaranteed and USDA Direct loans?
USDA Guaranteed loans are made by approved lenders and brokers such as DreamLux Home Loans, with USDA guaranteeing the loan. They serve low to moderate income buyers up to the household limit. USDA Direct loans are made by USDA itself through its Rural Development offices, serve low and very low income buyers with tighter income caps, and use area loan limits. This page covers the Guaranteed program.
Can I refinance a USDA loan later?
Yes. Current USDA borrowers can use USDA's streamlined refinance options to lower the rate without a new appraisal in many cases, and any USDA borrower with enough equity can refinance into a conventional loan to remove the annual fee entirely. Whether either saves money depends on the rate you would be leaving behind.
