Bank Statement Loans for Self-Employed Buyers in Missouri & Kansas
A bank statement loan qualifies you on the deposits flowing through your business or personal accounts instead of the taxable income left on your returns after write-offs. For self-employed buyers in Kansas City, St. Louis, Columbia, and Wichita, that is often the difference between a denial at the bank and an approval. DreamLux Home Loans is a Missouri and Kansas mortgage broker with 280+ lenders, including more than a dozen bank statement programs with different expense factors, statement periods, and credit floors.

Can a self-employed buyer get a mortgage in Missouri or Kansas without tax returns? Yes. A bank statement loan uses 12 or 24 months of business or personal bank statements to document income. Deposits are totaled, an expense factor is applied to business accounts, and the result is your qualifying income. No tax returns, no W-2s, and no profit-and-loss reconciliation with your Schedule C. Typical terms across our lender panel are 10 to 20 percent down, credit scores from the mid-600s, and loan amounts well into jumbo territory. The loan is a non-QM mortgage, so it prices above a conventional loan, and it is available for primary residences, second homes, and investment property.
Why does a profitable business owner get declined for a mortgage?
A conventional underwriter qualifies you on the net income from your tax returns, averaged over two years. Every legitimate write-off your CPA takes lowers that number. A contractor grossing $400,000 who nets $70,000 on paper is a $70,000 borrower to the bank, even though the deposits tell a different story.
A bank statement lender starts from the deposits instead. Twelve or twenty-four months of statements are added up, an expense factor is subtracted for business accounts, and the result is divided by the number of months. That is your income for the loan. The tax strategy your CPA built for you stays intact.
Which self-employed buyers fit a bank statement loan?
Owners who write off aggressively
Contractors, truckers, restaurant owners, salons, landscapers, and anyone whose Schedule C or K-1 shows a fraction of what the business actually brings in. Deposits qualify you; the returns do not have to.
1099 earners and commissioned pros
Real estate agents, insurance producers, medical sales, consultants, and gig-economy earners with strong deposits and thin taxable income. Some programs use 1099s alone; others use statements.
Buyers with a recent income jump
Conventional lenders average two years and discount a rising trend. If last year was your breakout year, twelve months of statements show what you are earning now rather than what you earned before.
What are typical bank statement loan requirements?
Ranges below are typical across our lender panel, not offers. Each lender sets its own expense factor, statement period, and overlays, which is why the same file can price very differently from one lender to the next.
| Item | Typical guideline | What it means for you |
|---|---|---|
| Statements | 12 or 24 months, business or personal | Personal statements count deposits at 100%; business statements get an expense factor |
| Expense factor (business) | Commonly 20% to 50%, set by industry or by a CPA letter | A service business with low overhead can document a lower factor and qualify for more |
| Self-employment history | 2 years typical; some programs accept 1 year with prior experience in the same field | Business license, CPA letter, or secretary of state filing documents it |
| Down payment | 10% to 20% on a primary residence; more for second homes and investment | Larger down payment improves rate and loosens credit floors |
| Credit score | Commonly 620 to 660 minimum; pricing improves at 700 and 740 | Soft pull first so the lender is chosen around your tier |
| Loan amounts | Conforming size up to $3 million and beyond with select lenders | Jumbo bank statement loans are common in Leawood, Chesterfield, and Lake waterfront |
| Reserves | Typically 3 to 6 months of the payment | Business accounts often count |
| Prepayment penalty | None on owner-occupied loans | Federal rules prohibit prepayment penalties on non-QM primary residence loans |
| Occupancy | Primary, second home, or investment | Investment property can also use a DSCR loan instead |
| Alternatives | 1099-only, P&L-only, and asset depletion programs | We pick whichever documents your income most favorably |
What changes on a bank statement file in Missouri and Kansas?
Both sides of State Line Road
Kansas City business owners bank, work, and buy on both sides of the state line. We are licensed in Missouri and Kansas, so an Overland Park buyer with a Missouri LLC and a Lee's Summit buyer with a Kansas storefront both get one file, one broker, and one closing.
Large deposits and transfers
Lenders exclude transfers between your own accounts and may question deposits that do not match your business. Farm income in mid-Missouri, seasonal construction in Kansas, and lake-season businesses at the Ozarks all have patterns we explain to the underwriter up front rather than after a condition.
Co-mingled accounts
If personal and business money run through one account, some lenders treat it as a business account with an expense factor and others decline it. We know which is which and set expectations before you apply.
Multiple businesses or partners
Deposits are credited by your ownership percentage. A 50% partner counts half. We collect the operating agreement or CPA letter that proves ownership so the math holds in underwriting.
Property taxes and pricing
Kansas assesses residential property at 11.5% and Missouri at 19%, and levies differ by county, so the escrow on identical purchase prices can differ across the state line. We run the real payment before you shop.
Down payment from the business
Business funds can be used for the down payment on many programs when a CPA confirms the withdrawal will not harm the business. We line that letter up early.

Missouri and Kansas bank statement loan questions
How is income calculated on a bank statement loan?
Deposits over the statement period are totaled, transfers between your own accounts are removed, and for business accounts an expense factor is subtracted to reflect operating costs. The result is divided by 12 or 24 to arrive at monthly qualifying income. Personal statements are usually counted at 100 percent of deposits because expenses have already been paid out of the business.
What expense factor will the lender use on my business account?
Most lenders default to a factor between 20 and 50 percent depending on your industry, and many allow a CPA letter or a profit-and-loss statement to document a lower actual expense ratio. A low-overhead consulting business and a restaurant with heavy cost of goods are treated differently, which is one reason lender selection matters.
Do I need two years of self-employment?
Two years is the most common requirement. Several lenders accept one year of self-employment when you have prior experience in the same line of work, and a few accept less with strong compensating factors. We match the file to the lender rather than the other way around.
Are bank statement loan rates higher than conventional?
Generally yes, because the lender is documenting income outside agency guidelines and holds the loan or sells it to a private investor. The gap depends on your credit score, down payment, and the statement period. Twenty-four months of statements and a larger down payment narrow it. We compare against a conventional loan whenever your returns support one.
Can I use a bank statement loan for a second home at the Lake or a rental?
Yes. Bank statement programs are available for second homes and investment property with larger down payments. For a pure rental, a DSCR loan that qualifies on the property's rent may be simpler, and we will show you both.
Can I refinance my current mortgage with a bank statement loan?
Yes, including cash-out refinances. Owners who took a hard-money or private loan to close quickly, or who want to pull equity for the business, use bank statement refinances regularly.
I was denied by my bank because of my tax returns. What now?
Send us the last 12 months of business bank statements. Within a day we can tell you whether the deposits qualify you, at what price range, and with which lenders. A denial based on net taxable income is the single most common reason a self-employed buyer ends up on a bank statement loan, and it is usually fixable.
Can I get a bank statement loan for a jumbo purchase in Leawood or Chesterfield?
Yes. Several bank statement programs go to $3 million and beyond. Jumbo bank statement loans typically want a larger down payment, 24 months of statements, and more reserves than a conforming-sized loan, and the lender list is shorter. We run the file against the lenders that price jumbo bank statement loans competitively rather than the ones that merely allow them.

Written by Zach Brown
I run my own business, so I read a Schedule C the way a self-employed buyer does, not the way a bank does. The deposits tell the story. I built DreamLux in Columbia over two years as a wholesale broker with 280+ lenders, soft-pull pre-approvals, and a free loan estimate audit for anyone who already has a quote from a bank that said no.
Before mortgages I spent about a decade in exercise physiology and sports nutrition, which is where the habit of measuring before prescribing comes from.
