Quick answer

What is a VA IRRRL and who qualifies in Missouri and Kansas? A VA IRRRL is a VA-to-VA streamline refinance. You qualify if you already have a VA loan, you have made at least six monthly payments and it has been at least 210 days since your first payment was due, your payment history is current, and the new loan produces a net tangible benefit such as a lower rate or a move from an adjustable to a fixed rate. The VA does not require a new appraisal, income verification, or a minimum credit score, although individual lenders can add their own requirements. The funding fee is 0.5% of the loan amount and is waived for veterans receiving VA disability compensation.

Why the IRRRL is different

Why is a VA IRRRL simpler than other refinances?

The VA's own rules for an IRRRL are short: existing VA loan, seasoned payments, a real benefit to the veteran, and closing costs that pay for themselves within 36 months. No appraisal is required in most cases, no income documents, and no minimum credit score from the VA.

What trips veterans up is the overlay. A bank can require an appraisal, a 640 score, or full income documentation on top of the VA's rules, and many do. As a broker, we see each lender's actual overlay sheet and place your IRRRL with a lender that follows the VA's guidelines as written, so a file that works under VA rules is not declined by a bank's extra rules.

Eligibility

What are the VA IRRRL requirements?

You already have a VA loan

The IRRRL refinances a VA loan into another VA loan. If your current mortgage is conventional or FHA, you would use a standard VA purchase-style refinance instead, and we can run that comparison for you.

Seasoning: 210 days and six payments

The new loan cannot close until both are true: at least 210 days have passed since the first payment due date on your current VA loan, and you have made at least six monthly payments.

Payment history is current

The loan must be current. Most lenders also require no more than one 30-day late payment in the last 12 months and none in the most recent six.

Net tangible benefit

Fixed to fixed: the new rate must be at least 0.5% lower. Fixed to an adjustable: at least 2% lower. Adjustable to fixed: allowed without a rate reduction because the benefit is stability. A shorter term also qualifies.

36-month recoupment

Your closing costs, minus any lender credit, divided by your monthly principal and interest savings must be 36 or less. The funding fee, taxes, and prepaid escrows are excluded from that math.

Occupancy: past, not present

You certify that you previously lived in the home as your primary residence. You do not have to live there now. A veteran who PCS'd from Whiteman or Fort Leavenworth and kept the house as a rental can still IRRRL it.

Missouri and Kansas VA IRRRL questions

Do I need an appraisal for a VA IRRRL in Missouri or Kansas?

The VA does not require one in most cases. Some lenders add an appraisal as their own overlay. We place IRRRLs with lenders that do not, unless your specific file benefits from one.

Is the VA funding fee waived on an IRRRL?

Yes, if you receive VA disability compensation, are eligible to receive it but are drawing retirement pay instead, are a surviving spouse of a veteran who died in service or from a service-connected disability, or are an active-duty Purple Heart recipient. Otherwise the fee is 0.5% and can be financed.

I moved away for a new assignment and rent the house out. Can I still do an IRRRL?

Yes. The IRRRL only requires that you previously occupied the home as your primary residence. Current occupancy is not required, which makes it one of the few streamline refinances available on a former primary residence that is now a rental.

Can I get cash back with a VA IRRRL?

No. The IRRRL is not a cash-out program. Small refunds for items like an escrow overage or a cost that came in under estimate are allowed. If you need cash out, the VA cash-out refinance is the right tool and we can compare the two.

How soon after my VA loan closed can I refinance with an IRRRL?

Once at least 210 days have passed since your first payment due date and you have made at least six monthly payments, whichever comes later. There is no limit on how many times you can use an IRRRL over the life of a VA loan as long as each one meets the rules.

Will an IRRRL restart my 30 years?

Only if you choose a 30-year term. You can select a shorter term, and the VA counts a term reduction as a net tangible benefit on its own. The new term cannot exceed the original term of the loan being refinanced by more than 10 years.

What if my current VA loan is an adjustable rate?

Moving from an adjustable rate to a fixed rate qualifies as a net tangible benefit without any minimum rate reduction, because the VA treats payment stability as the benefit. The 36-month recoupment test still applies.

A lender told me I need an appraisal and full income docs for my IRRRL. Is that true?

Not under VA rules. Those are that lender's overlays. The VA does not require an appraisal in most cases, does not require income verification, and sets no minimum credit score for an IRRRL. Other lenders follow the VA's guidelines as written, and a broker can move your file to one of them without starting over.
