Conventional Rate & Term Refinance in Missouri & Kansas
A rate and term refinance replaces your current mortgage with a new one at a different rate, a different term, or both, without pulling cash out. It is the loan Missouri and Kansas homeowners use to lower a payment, drop FHA mortgage insurance, shorten a 30-year to a 15-year, or move off an adjustable rate. The decision comes down to one number: how many months of savings it takes to earn back the closing costs. DreamLux Home Loans is a Missouri and Kansas mortgage broker with 280+ lenders, and we run that break-even on your actual statement before you apply.

When does a conventional rate and term refinance make sense in Missouri or Kansas? When the monthly savings pay back the closing costs before you expect to sell or refinance again, or when the refinance removes a cost that will not go away on its own, such as FHA mortgage insurance or an adjustable rate about to reset. Break-even is closing costs divided by monthly savings. A refinance that costs $4,500 and saves $150 a month breaks even in 30 months. Conventional rate and term refinances allow the payoff of your current first mortgage plus closing costs, with cash back limited to the lesser of 2 percent of the new loan or $2,000, and require an appraisal unless the automated underwriting system waives it.
How do you know if a refinance is worth it?
Divide the total closing costs by the monthly savings. That is the number of months until the refinance has paid for itself. If you will still own the house and the loan past that month, the refinance is worth doing. If you plan to move before then, it is not, no matter how much lower the rate looks.
Two things distort that math and both are common. The first is a term reset: refinancing a 30-year loan with 24 years left into a new 30-year loan lowers the payment partly by adding six years of interest. The second is closing costs rolled into the loan, which look free and are not. We show the break-even, the total interest over the life of both loans, and the payment side by side so the decision is made on all three.
Which Missouri and Kansas homeowners should run the refinance math?
FHA borrowers with 20% equity
FHA annual mortgage insurance lasts the life of the loan on most loans made since 2013. A conventional refinance at 80 percent loan-to-value removes it entirely, which is often a bigger monthly saving than the rate change.
Owners paying private mortgage insurance
Appreciation in Kansas City, Columbia, and St. Louis suburbs has pushed many buyers from 2021 to 2023 past 20 percent equity. A new appraisal on a refinance can retire PMI years earlier than the servicer's schedule.
Adjustable-rate and shorter-term borrowers
An ARM approaching its first adjustment, or a 30-year borrower who wants a 15-year payoff, uses a rate and term refinance to lock the structure they actually want.
What are the conventional rate and term refinance rules?
Fannie Mae and Freddie Mac set the framework. Lenders add overlays and price differently, which is where a 280+ lender panel matters.
| Item | Conventional rate and term (limited cash-out) | What it means for you |
|---|---|---|
| What can be included | Payoff of the existing first mortgage, closing costs, prepaids, and points | A second mortgage can be paid off only if it was used to buy the home |
| Cash back | Lesser of 2% of the new loan or $2,000 | Above that, it is a cash-out refinance with higher pricing |
| Maximum loan-to-value | Up to 97% on a primary residence for eligible borrowers; 90% second home; 75% investment | Mortgage insurance applies above 80% on a primary |
| Appraisal | Required unless the automated underwriting system issues a waiver | Waivers are common on primary residences with strong equity |
| Seasoning | No minimum for a rate and term refinance | Cash-out refinances require 12 months of ownership |
| Credit score | 620 minimum; pricing improves at 700, 740, and 780 | Soft pull first so we know the tier |
| Income documentation | Full documentation | Self-employed owners can use a bank statement refinance instead |
| Mortgage insurance removal | None required at 80% loan-to-value or below | Removes FHA MIP or existing PMI in one step |
| Terms | 10, 15, 20, 25, or 30 years; ARMs available | Match the term to your remaining payoff, not the default 30 |
| Alternative | Loan recast | If you only want a lower payment after a large principal payment, a recast avoids closing costs entirely |
What changes on a refinance in Missouri and Kansas?
Escrow refund and new escrow
Your current servicer refunds the escrow balance after payoff, and the new loan sets up escrow from scratch. Homeowners often count the new escrow deposit as a closing cost without counting the refund coming back. We net the two in the break-even.
Property tax timing
Missouri and Kansas both bill property taxes in arrears, with Missouri due December 31 and Kansas split between December 20 and May 10. A refinance closing near those dates changes the prepaids by thousands. We time closings around them when it helps.
Kansas mortgage registration
Kansas phased out its mortgage registration tax, which used to be a real refinance cost. It no longer applies, and any lender quoting it is working from an old fee sheet.
Appraisal waivers by market
Automated valuation coverage is stronger in Johnson County, Jackson County, St. Louis County, and Boone County than in rural counties or at the Lake, so waivers are more common in the metros. We run the file through both Fannie Mae and Freddie Mac systems to find one.
Streamlines for government loans
If your current loan is FHA or VA and you do not have 20 percent equity, the FHA streamline or VA IRRRL may be the better path. We compare all three.
Where the files come from

Missouri and Kansas refinance questions
What is the difference between a rate and term refinance and a cash-out refinance?
A rate and term refinance replaces your loan and allows cash back of no more than the lesser of 2 percent of the new loan or $2,000. A cash-out refinance lets you borrow against equity and take the difference in cash, at higher pricing and a 12-month ownership requirement. Paying off a HELOC that was not used to buy the home makes the refinance cash-out.
How do I calculate my refinance break-even?
Add up the closing costs, including points and prepaid interest but netting out the escrow refund from your old loan. Divide by the monthly savings. The result is the number of months until you are ahead. If you will keep the loan longer than that, the refinance pays.
Should I refinance into another 30-year loan?
Only if the payment relief is the goal. Resetting to 30 years lowers the payment partly by extending the loan, which adds interest. Matching the new term to your remaining years, or choosing a 20 or 15, usually costs slightly more per month and saves far more over the life of the loan. We show both.
Can a refinance remove my mortgage insurance?
Yes. A conventional refinance at 80 percent loan-to-value or below carries no mortgage insurance. That removes FHA annual MIP, which otherwise lasts the life of most FHA loans, and it removes conventional PMI without waiting for the servicer's schedule. The new appraisal sets the value.
What if I currently have an FHA or VA loan?
You have two paths. A conventional refinance if you have 20 percent equity and want to drop mortgage insurance, or a streamline refinance (FHA streamline or VA IRRRL) if you do not. Streamlines skip the appraisal and income documents; the conventional refinance removes the insurance. We run both.
Is paying discount points worth it?
Points are prepaid interest that buy a lower rate. Their own break-even is the cost of the points divided by the monthly savings they produce. If you will keep the loan past that month, points pay; if not, take the lender credit instead. We price both versions on every refinance.
Should I refinance if I might move in a few years?
Only if the break-even lands before your move. A refinance that breaks even in 30 months makes sense for a homeowner staying five years and does not for one leaving in two. If you are unsure, a no-cost structure with a lender credit shortens the break-even to zero at a slightly higher rate.
My servicer offered me a refinance. Should I take it?
Send us the loan estimate. Servicers often price retention offers above the wholesale market because they are competing only with your inertia. Our free loan estimate audit compares the offer against our panel line by line, with no credit pull, so you can take the servicer's offer with confidence or beat it.
What Missouri and Kansas homeowners say about refinancing
Reviews are collected and verified by Experience.com after closing. They are published as written by the borrower.

Written by Zach Brown
I will tell a homeowner not to refinance when the break-even does not work, and I do it often, because the refinance that pays is the one that comes back with a referral. I built DreamLux in Columbia over two years as a wholesale broker with 280+ lenders, soft-pull pre-approvals, and a free loan estimate audit for any homeowner holding a servicer's retention offer.
Before mortgages I spent about a decade in exercise physiology and sports nutrition. Measuring first and then prescribing is a habit that carried over.

This is not a commitment to lend. Refinance loans are subject to credit approval, property approval, and program guidelines that vary by lender and change without notice. The break-even example is illustrative only and is not a quote. Loan-to-value limits, cash-back limits, and seasoning rules described here reflect Fannie Mae and Freddie Mac guidelines as of the publication date. A refinance may increase the total finance charges paid over the life of the loan even when the monthly payment goes down. Property tax due dates are set by state law and county collectors; verify by county.
